What services come with a home at Fouquet’s Hotel & Residences Miami? Concierge, housekeeping, extras

At Fouquet’s Hotel & Residences Miami, some services come with the monthly charge and others are billed to your account one at a time. The line between them is drawn in the association budget and in any service agreement with the operator, not in the brochure, so ask for both before contract. Here is how that line is usually drawn, how requests are ranked, and what to read.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Included Or Billed

Two kinds of service in one lobby.

Every service in a Miami tower is paid for in one of two ways. The front desk, the door staff, valet at the entrance, security, cleaning of the shared spaces and the staff of the gym and the pool usually sit in the association budget, paid by every owner each month. Housekeeping inside your home, in-residence dining, laundry, a driver, a florist or a trainer are usually billed to you when used. The estimated budget lists the first group line by line. The second group is a price list the operator sets, and it can change.

What the brand or operator brings to Fouquet’s Hotel & Residences Miami: Fouquet’s, the signature brand of the Barrière Group, Paris flagship on the Champs-Élysées since 1899, Miami after Fouquet’s New York (Tribeca, 2022); Fouquet’s operates the hotel with owner access to hotel services and amenities.

How The Concierge Ranks Requests

Owners, guests and the hotel downstairs.

Where a hotel or a club shares the building or the name, the same staff may serve owners, hotel guests and members. Ask in what order. Do owners come first for restaurant tables, cars, the spa and the dock, and is that order written into the rules or the service agreement, or only a habit of the opening team? Ask too how many staff work each shift and overnight, because one concierge for a large tower in the winter months turns every request into a queue.

The households the staff at Fouquet’s Hotel & Residences Miami will serve: 143 residences of one to four bedrooms with private terraces, many with dens, in a 25 storey tower. The shared spaces they run: More than 40,000 square feet indoor and outdoor; a 70 foot rooftop pool; about 15,300 square feet of resident only outdoor space plus a shared hotel terrace; men’s and women’s spas; two restaurants, a bar and a patisserie.

Housekeeping And Outside Vendors

The price list and the markup.

Housekeeping is the service owners use most and the one most often priced by the hour. Ask the rate, the minimum booking, whether the same person comes each time, what they may open and handle, and where your linens and belongings are kept between visits. When the concierge books a vendor for you, whether a chef, a car or a repair, ask if the operator adds a fee on top of the vendor’s own price, and whether you may book that vendor yourself. Some buildings admit only approved vendors, each with an insurance certificate and a booked slot on the service elevator.

Who is building Fouquet’s Hotel & Residences Miami: Raycliff Capital, Fort Partners, Miami Design District Associates (Dacra, L Catterton Real Estate, Brookfield Properties) and Constellation Hotels Holding; developer entity RFD MDD Residences LLC; sales by Corcoran Sunshine Marketing Group; offering filed CPS-12, file CP26-0012.

When A Service Falls Short

Where a complaint goes, and the trade-off.

Ask where a complaint goes after the front desk: the residence manager, then the operator’s regional office, then the owners’ board, which holds the management or service agreement once owners control the association. Read how that agreement can be ended or renegotiated, and what happens to the services and the name if it is. The homes those services reach: Private terraces; hurricane rated floor to ceiling windows; below grade valet and self parking; a 28 foot lobby with lounge; 24 hour concierge.

The trade-off is plain. A full-service building gives you a staff that knows your home and your habits, charges every owner for that staff whether they use it or not, and bills the extras on top. A building with a lean staff costs less and leaves you to find and manage your own people. The desk asks the developer of Fouquet’s Hotel & Residences Miami for the estimated budget and any service menu, and reads them with you beside two neighbours.

Service has two prices: the one in the budget and the one on the bill. Ask for both.

Common Questions

What the buyer paying for service asks

Is housekeeping included at Fouquet’s Hotel & Residences Miami?
Usually not in the monthly charge. Housekeeping inside a home is normally billed by the visit or the hour; the estimated budget for Fouquet’s Hotel & Residences Miami shows which staff all owners pay for together, and any service menu shows what is billed one by one.
