Cassia terraces and balconies: depth, exposure, wind and the rules

The terrace at Cassia is the room the brochure photographs and the contract measures differently. What matters is its depth, which way it faces, whether the slab carries a kitchen or a pool, and what the rules let you put on it, and all four are written down: in the plans, the declaration and the storm rule. Here is how to read the outdoor space of a home at Cassia before it decides which line you buy.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Depth, Exposure And The Hour

How deep the terrace is, which way it faces, and when you will actually sit on it.

A terrace earns its square feet by depth. Six feet holds two chairs; ten feet holds a table for eight with a chaise behind it; twelve lets a kitchen and a dining table share the slab. Read the plan for the depth, not the length, and the compass for the hour: an east terrace has the sunrise and loses the sun by noon; a west terrace has the sunset and the afternoon heat. Ask which lines at Cassia carry the deep terraces and which carry a balcony the plan calls a terrace. The homes as the developer describes them: The homes are as the dossier records. The count and the lines: 174 turnkey residences, one to three bedrooms, 662 to 1,439 square feet; 58 one-bedrooms, 15 one-bedroom plus den, 85 two-bedrooms, 16 three-bedrooms; flexible ownership with a minimum 3-day stay; optional professional management; assigned parking included.

Kitchen, Pool And The Rules

What can go out there, and who decides.

A summer kitchen needs gas or power on the slab, a drain and a hood, and the plan shows them or it does not; a private pool on a terrace is a structural decision made before the first pour. Then the rules: the declaration and the house rules say whether a grill is allowed, whether the furniture must come inside when a storm is named, and whether a hot tub, a heavy planter or an awning needs the board’s consent. Read those pages before you buy the furniture; the fine clause is usually on the same page. The outdoor space everyone shares, as opposed to your own slab: More than one acre of amenities: resort pool, spa and wellness, fitness centre, indoor pool, yoga and barre, social club, co-working. The architect who drew the slab: Behar Font and Partners (architecture); interiors fully finished and furnished by RH, turnkey.

Wind, Water And Maintenance

What a terrace costs the building, and the hour it is unusable.

Above the twentieth floor the wind is a different animal. A terrace that reads as an outdoor room on the plan may be a place you stand for a minute at that height, and a deep recess, a solid parapet or a glass screen changes that; ask whether the terrace is recessed or cantilevered and whether a wind study was made for the upper floors. Then water: a terrace drains somewhere, its waterproofing has a life, and the declaration says whether the slab, the railing and the membrane are the association’s to maintain or the owner’s; where they are the association’s, your share of the budget pays for every terrace in the tower. Where the building stands and what the weather does to it there: Merrick Park District, Coral Gables, directly across from The Shops at Merrick Park; sales gallery at 4201 S Le Jeune Rd. Who runs the building, where there is an operator: No brand or operator is recorded for this building.

Measured, Priced And Traded Off

Interior against total square feet, and what you give up for the room outside.

The square footage you are quoted is either interior, under air, or total, which adds the terrace, and the two can differ by a fifth or more. Ask which number the price was built on and which the appraiser will use; an appraiser values the air conditioned space first and the terrace as an extra, and that gap is yours to understand before contract. The terrace is usually a limited common element: yours alone to use, the association’s to own, passing with the home. Who sells the home and on what paper: ATLA Coral Gables, LLC, per the sales team; the developer brochure prints ALTA Coral Gables, LLC. When the money moves: The deposit schedule is held by the desk and read with you before contract.

The trade-off is outside against inside. A deep terrace on a high floor is the best room in the home on a January evening and an empty slab on a July afternoon, and every square foot of it was paid for. The desk reads the plan, the measurement basis and the terrace rules for Cassia with you before you decide which line.

Measure the terrace in hours you will use it, not in square feet you paid for.

Common Questions

What the second-home buyer who wants to live outside as much as in asks

How deep are the terraces at Cassia?
The plans by line say; the developer’s published description for Cassia is in the first section of this page. Depth matters more than length: ten feet holds a dining table, six holds two chairs. Ask which lines carry the deep terraces and which carry a balcony the plan calls a terrace.
Can you put a grill or a hot tub on a terrace at Cassia?
The declaration and the house rules decide, and they differ by building. Gas grills, hot tubs, heavy planters and awnings often need the board’s consent or are not allowed at all, and furniture may have to come inside when a storm is named. Read those pages before you buy the furniture.
Is the terrace included in the square footage at Cassia?
It depends which number you were given. Interior square feet are under air; total square feet add the terrace, and the two can differ by a fifth or more. Ask which basis the price uses and which one the appraiser will use; the desk reads both for Cassia with you.
