Private dining and events at Cassia: booking, caterers, the busy season

At Cassia, a private dinner or an event in the shared rooms runs on the building’s rules, not the brochure: who may reserve, how far ahead, for how many guests, until what hour, and with which caterer. The developer writes those rules first and the owners’ board can rewrite them later. Here is what to read, and what the winter months change.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The Rooms Owners Can Book

What is shared, and what can be reserved.

Most new Miami towers include at least one room an owner can take for an evening: a private dining room with a catering kitchen, a club lounge, a terrace, a screening room. These are common elements, so every owner pays for them through the budget and no single owner holds them. Whether one can be reserved, and for how long, is rarely in the declaration; it sits in the rules the developer adopts and the board can later change. Ask for those rules before contract, in draft if that is all that exists.

What the developer lists for the owners of Cassia: More than one acre of amenities: resort pool, spa and wellness, fitness centre, indoor pool, yoga and barre, social club, co-working. Where your guests will arrive: Merrick Park District, Coral Gables, directly across from The Shops at Merrick Park; sales gallery at 4201 S Le Jeune Rd.

Who Books, How Far Ahead

One room, many households.

The count decides the experience. One private dining room shared by a few dozen households is easy to book; the same room shared by several hundred becomes a waiting list. Read who may reserve (owners only, or tenants and guests as well), how far ahead, how many bookings each home may hold at once, the room charge and the cleaning and damage deposit, the cancellation terms, the guest limit and the hour the room closes. Ask too whether an owner must stay for the whole event.

The households sharing the rooms at Cassia: 174 turnkey residences, one to three bedrooms, 662 to 1,439 square feet; 58 one-bedrooms, 15 one-bedroom plus den, 85 two-bedrooms, 16 three-bedrooms; flexible ownership with a minimum 3-day stay; optional professional management; assigned parking included.

Caterers And Outside Vendors

The operator’s kitchen or your own.

In a branded or hotel building the operator’s kitchen may hold the right to cater every event in the shared rooms, on its own menu and terms. In other buildings an owner may bring an outside caterer, who will usually need a certificate of insurance naming the association, a slot on the service elevator and the loading dock, and staff registered at the front desk. Alcohol service, live music and amplified sound each carry rules of their own. Ask which apply before promising anyone a date.

Who operates Cassia: No brand or operator is recorded for this building.

The Busy Season

When most owners are home at once.

Many Miami owners are in residence from late autumn to spring, and the shared rooms are wanted for the same holidays, weekends and art week evenings. Ask how the building shares out the most wanted dates: first come, a lottery, a cap for each home each season. A small building has fewer rooms and fewer rivals; a large one offers more rooms and more people waiting for them. A buyer who hosts often may value a home with its own large terrace or dining room above any shared room. The homes at Cassia: The homes are as the dossier records. The desk asks the developer of Cassia for the draft amenity rules and reads them with you beside those of two neighbours.

A shared room is a calendar before it is a room. Read the calendar first.

Common Questions

What the owner who entertains asks

Can owners at Cassia book a private dining room?
The amenity rules, not the brochure, say whether the shared dining room or lounge can be reserved, by whom and for how long; the developer issues them in draft before closing and the owners’ board may change them later.
Can I bring my own caterer to an event at Cassia?
It depends on the building’s rules and any operator agreement. Some branded buildings give the operator’s kitchen the catering for shared rooms; others accept outside caterers with insurance certificates and a booked service elevator.
Do owners pay for shared rooms they never book?
Yes. Shared rooms are common elements, so their upkeep, staff and insurance sit in the association budget that every owner pays, whether or not they ever host.
Who is the developer of Cassia?
ATLA Coral Gables, LLC, per the sales team; the developer brochure prints ALTA Coral Gables, LLC.
Where is Cassia?
Merrick Park District, Coral Gables, directly across from The Shops at Merrick Park; sales gallery at 4201 S Le Jeune Rd.
How many residences does Cassia have?
174 turnkey residences, one to three bedrooms, 662 to 1,439 square feet; 58 one-bedrooms, 15 one-bedroom plus den, 85 two-bedrooms, 16 three-bedrooms; flexible ownership with a minimum 3-day stay; optional professional management; assigned parking included.
Who designed Cassia?
Behar Font and Partners (architecture); interiors fully finished and furnished by RH, turnkey.
What amenities does Cassia have?
More than one acre of amenities: resort pool, spa and wellness, fitness centre, indoor pool, yoga and barre, social club, co-working.
What is the entry price at Cassia?
The developer’s current pricing is held by the desk; current pricing and availability are discussed one to one.
How do I get the plans and the price list for Cassia?
Through the desk, sent privately within 24 hours, usually much sooner.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
