The estate manager asks a different set of questions from the buyer: not what the building promises, but how it runs. Here is the frame for Caretta.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Caretta is at US Highway 1 and Donald Ross, Juno Beach; 10 minutes to Jupiter Inlet, 15 to Palm Beach Gardens, 25 to Palm Beach and Palm Beach International Airport; more than 15 restaurants within two blocks. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison. This page is the estate manager’s reading of it, as a framework to verify, never as a finding.
The record, in the developer’s words: Development: JDL, Chicago-based luxury residential developer led by principal Jim Letchinger; more than 3,000 units built, known for 9 Walton and One Chicago. Position: US Highway 1 and Donald Ross, Juno Beach; 10 minutes to Jupiter Inlet, 15 to Palm Beach Gardens, 25 to Palm Beach and Palm Beach International Airport; more than 15 restaurants within two blocks. Residences: 95 luxury residences; architectural-grade fixtures, freestanding tubs, custom stone vanities, recessed LED lighting; bedroom mix and size ranges not published in the intake materials. Amenity: 24/7 concierge and maintenance; beach setup service; housekeeping; in-home dining; dog walking; car detailing; dry cleaning; handyman; package assistance; lock-and-leave services; resident lounge, bar and party room with demonstration kitchen; private amenity facility for massage, yoga, pilates and private events.
Compare as you read: Alba Palm Beach and Banyan Tree Residences answer the same questions differently, and the desk holds the documents for all three.
The questions: is there a resident notification system, who operates it, what does it cover (fire, storm, power, water), and is it tested. The answers sit with the manager and in the emergency plan, which an operator-level audit asks to see.
Caretta is 95 luxury residences; architectural-grade fixtures, freestanding tubs, custom stone vanities, recessed LED lighting; bedroom mix and size ranges not published in the intake materials. Ask how many elevators serve the residential floors, which are on emergency power, what the refuge plan is for residents who cannot use stairs, and how service and resident traffic are separated.
Published amenities: 24/7 concierge and maintenance; beach setup service; housekeeping; in-home dining; dog walking; car detailing; dry cleaning; handyman; package assistance; lock-and-leave services; resident lounge, bar and party room with demonstration kitchen; private amenity facility for massage, yoga, pilates and private events. The operational questions are staffing levels, hours, booking rules, and which costs sit in the association budget against which sit in a separate club or program fee.
The management arrangement is as the dossier records. For any branded building the licence has a term, a fee, conditions of termination and a mechanism for replacing the operator. An operational audit reads that agreement, or asks why it cannot be read yet.
Same name, different building. Audit the operator, not the logo.
One page per system: life safety, vertical transport, amenities, brand and management, building envelope and warranties. For each: the document that answers it, the person who signs it, the date it was last tested. The desk builds the frame; the answers come from the developer and the manager; conclusions belong to the buyer and their advisers.

A private report on the Miami market, sent when there is something worth knowing. No noise, no listings, no pressure.
Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For an estate manager that means the operator and the plan before the amenity list. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
The Miami Dossier team works for the buyer, not the developer. Every agent on Samuel Strauch’s team represents buyers in Miami pre-construction.
