Milestone inspections and structural reserves at Caretta: what Florida now requires of a new building

After Surfside, Florida rewrote the rules for every condominium of three storeys or more. A new building like Caretta starts under them. Here is what that means at contract.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The Regime

Three requirements.

A milestone structural inspection by an engineer when a building reaches a set age, earlier near the coast. A structural integrity reserve study on a schedule. Reserves for structural items that may not be waived. The regime binds the association, which means it binds the budget every owner pays into.

Caretta: 95 luxury residences; architectural-grade fixtures, freestanding tubs, custom stone vanities, recessed LED lighting; bedroom mix and size ranges not published in the intake materials.. As the dossier records.

What A New Building Owes You

Documents at contract.

The estimated first budget showing structural reserves as a funded line. The schedule for the first reserve study. The developer’s structural warranty terms. The engineer of record and the inspection the building passed at completion.

Why It Matters For Price

Reserves are cost, and safety.

A building that funds reserves from year one has a higher monthly line and a lower chance of an assessment. A buyer comparing two buildings on monthly cost alone will prefer the underfunded one; a buyer reading the reserve line will not.

The Desk Question

One sentence.

Show me the structural reserve line and the date of the first study. The desk has the budget.

The cheapest monthly cost is sometimes the most expensive building.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed.
