In a buyer’s market the brochure price is the opening. At Caretta, here is what developers in Miami are putting on the table in 2026, and how to ask for it.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
When completed inventory sits and new towers compete for the same buyers, developers move price without cutting the published number: they buy down the buyer’s mortgage rate, credit closing costs, discount for cash, or shrink the deposit stages. The incentive protects the building’s recorded prices while lowering the buyer’s real cost. In 2026, with several Miami towers delivering into the same window, the negotiating buyer is the normal buyer.

Rate buydowns: the developer pays to reduce the buyer’s mortgage rate for the first years. Closing-cost credits: a fixed credit against the buyer’s closing bill. Cash discounts: a straight reduction for buyers who waive financing. Reduced deposits: smaller stages or fewer of them, which lowers the cash a buyer commits before closing. Each has a different effect on the recorded price, which is why developers prefer some over others.
Some incentives are published in the price sheet; the better ones are negotiated per deal and never appear in writing until the contract. What moves: the credit amounts, the buydown years, the deposit structure. What rarely moves: the recorded unit price, because the developer protects comparable sales for the next buyer. Ask for the concession in the form that costs the developer least and saves you most.
What is the developer offering on this line right now, published and quiet, and what did the last three comparable buyers actually get. The desk knows the building’s current position and negotiates from it.
The price is the opening. The terms are the deal.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
