Is Banyan Tree Residences a wellness building? Air, water, the spa and what the certificate means

A wellness building is a building with a certificate, a specification or a spa, and the three are not the same thing. At Banyan Tree Residences the question is which one the word rests on: a standard such as WELL that an outside body checks, a specification for filtered air and treated water written into the homes, or a spa floor with a staff. Here is how to read each, what it costs to keep, and what to ask for in writing.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Certificate, Specification Or Spa

The three things the word wellness can mean.

A certificate such as WELL or LEED means an outside organisation checked the building against a published standard, at a stage: registered, designed to the standard, or certified after completion. Registered is an intention. A specification means the developer wrote the filtration, the water treatment, the lighting or the materials into the plans and the contract exhibits, where they can be read. A spa means space and staff, which the budget pays for. Each is a different promise and a different cost at Banyan Tree Residences. Ask which applies, at what stage, and where it is written. The homes the word is attached to: 88 private residences plus a penthouse collection: one- to four-bedroom corner residences with wraparound terraces, 10-foot ceilings, floor-to-ceiling impact glass, direct elevator entry in most; Yabu Pushelberg kitchens with Sub-Zero and Wolf; primary baths with rain shower and sculptural freestanding tubs. The design behind them: OMA (architecture); Yabu Pushelberg (interiors); Enea Landscape Architecture.

The Air

What the building filters, what the home filters, and the humidity.

A tower has two air systems. The building’s moves fresh air into the corridors and the amenity floors through central units with filters the association changes. The home’s is a unit inside the residence with a filter the owner changes, and it decides what you breathe at night. Ask the filter grade in each, whether fresh air is ducted into the home or only the corridor, and whether the home’s system runs a dehumidifier, because a closed home in August grows mould before it grows dust. Low toxicity materials, where the developer claims them, are a line in the finish schedule, not a feeling. The specification as published: The homes are as the dossier records. The spaces the central system serves: A full floor of wellness and spa: reflection and meditation garden, treatment rooms, rainforest showers, hammam, steam, sauna, soaking baths, cold plunge, cryotherapy, meditation dome, ice fountain; signature pool and cabanas; juice bar; garden bar and lounge; open-air cinema; golf simulator; speakeasy; rooftop amenity deck; children’s discovery garden; pet retreat; putting green.

The Water, The Spa And The Gym

Who treats the water, who runs the spa, and what is billed.

Tap water is treated by the public utility before it reaches the building. Some towers add a filtration plant in the garage that softens or filters every line, and some homes add a filter under the sink. Ask which Banyan Tree Residences has, who maintains it and what it costs the budget. Then the spa and the gym. The space is a common element the owners pay for whether they use it or not. The service, a trainer, a treatment, a class, is billed to whoever books it, by an operator the association or the brand chose. Ask who runs it, the hours, how residents book against hotel guests where a hotel shares the building, and whether a practitioner may come to the home. The operator, where there is one: Banyan Tree (Banyan Group); owners join The Sanctuary Club with priority access and preferred rates across more than 100 Banyan Group properties in more than 20 countries; a dedicated 24-hour host and service team trained in Banyan Tree hospitality. Where the building stands: 400 Hibiscus Street, West Palm Beach, FL 33401; downtown, moments from the Intracoastal Waterway, near Worth Avenue, CityPlace and Royal Poinciana Plaza.

What Wellness Costs To Keep, And The Trade-off

The filters, the staff, the renewal, and the quiet against the clinic.

Filters are changed, water plants are serviced, spa staff are paid and a certificate is renewed, and every one of those is a line in the budget at Banyan Tree Residences. Read the first year’s budget for them and ask which are the developer’s estimates and which are contracts already signed. Ask too what happens if the operator leaves or the board drops the certificate. Who answers for the specification: 400 Hibiscus Acquisitions, LLC; presented as Mast Capital and Curated JCZM Development. What was settled before any of it: The deposit schedule is held by the desk and read with you before contract.

The trade-off is the quiet against the clinic. A building that staffs a spa, runs a water plant and keeps a certificate charges for it every month and brings practitioners and their clients through the lobby; a building that filters well and promises nothing is cheaper and quieter, and leaves the rest to you. The desk reads the specification, the certificate stage and the first budget for Banyan Tree Residences with you before contract.

Wellness is a filter grade and a budget line. Everything else is a brochure.

Common Questions

What the buyer who asks about health before anything else asks

Is Banyan Tree Residences WELL or LEED certified?
A certificate has a stage: registered, designed to the standard, or certified after completion, and only the last is a checked fact. The developer’s material says which, and the certifying body’s register confirms it. The desk reads the stage and the standard for Banyan Tree Residences with you.
Does Banyan Tree Residences filter the air and the water?
The building filters the air it moves into the shared spaces; the home filters its own. Water is treated by the public utility, and some towers add a plant of their own. Who runs the spa and the gym at Banyan Tree Residences?
The spaces belong to the owners and are paid through the budget. The services are run by an operator the association or the brand chose and billed to whoever books them. Ask the hours, the booking rule and how residents rank where a hotel shares the building.
