For the buyer moving to West Palm Beach with a dog or two, who wants to know which building was built with them in mind and which rules decide whether they may come at all.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Three buildings on our file publish something for the dog. Alba Palm Beach, completed June 2026 on the Intracoastal, lists a pet spa among its amenities. Banyan Tree Residences, the OMA tower downtown, lists a pet retreat. Caretta in Juno Beach, 95 full-service residences north of Palm Beach, lists dog walking among its 24/7 concierge services. Olara and South Flagler House publish no pet facility in the material on our file, which is not the same as a rule against pets. None of the five publishes an entry price, and none publishes its pet rules, which live in the declaration and the house rules, not the brochure. A pet spa tells you the developer expected dogs. The weight limit, the breed list and the number allowed tell you whether yours may come. Read the second before falling for the first.
The same five questions, from the developers' published material only.

That the developer wrote a dog into the plan and budgeted a room for washing it. It does not tell you whether the association allows two dogs, a dog over a stated weight, or a breed an insurer dislikes. Those three rules sit in the declaration and the rules and regulations, which a developer must deliver before the cancellation period runs, and which the association may later amend by owner vote. Ask each sales team, in writing: how many pets per home, any weight or breed limit, whether the rules name service and support animals separately, where dogs may and may not go inside the building, and whether a tenant's pet is treated the same as an owner's. Read the condominium documents in five sections and the building pages on pet and guest rules at Alba, at Banyan Tree and at Olara.
The daily question, and the one a tower answers worst. Alba's 55 homes sit on the Intracoastal with grounds that include a lawn and a bocce court, and its townhomes have their own doors. South Flagler House's first floor Park Residences open to private outdoor gardens, which is the closest thing on this page to a house for a dog. Olara publishes Currie Park as walkable. Banyan Tree is downtown on Hibiscus Street, a city block, with a rooftop deck. Caretta is on US 1 at Donald Ross with a concierge who walks the dog when you cannot. Ask each building where the pet relief area is, whether the elevator rules restrict dogs to the service car, and how the valet handles a dog in the car. Read Alba and its neighbours in West Palm Beach and South Flagler House and its neighbours for the streets around each.
A building with a service list is a building with an answer. Caretta publishes dog walking among its concierge services; Banyan Tree publishes a 24 hour host and service team trained in the brand's hospitality; Olara a resident manager and concierge; Alba a pet spa but no walking service on our file; South Flagler House no service list of that kind on our file. Ask what is included in the association fee and what is charged a la carte, whether a walker from outside may be given a key, and how the building registers a pet sitter who stays. Read living part-time in West Palm Beach or Juno Beach and concierge and services at Banyan Tree.
Three things the brochure does not price. The pet deposit or fee the rules may require, refundable or not. The owner's insurance, where a breed on a carrier's list can change the policy or the premium. And the rules on damage to common areas, which the association may charge to the owner. Ask the sales team for the current rules and the fee schedule, and ask an insurer before the reservation whether the dog changes the quote. Read Miami condo insurance and what it costs to own a condo in Miami each year; the same lines apply in Palm Beach County.
Alba suits the dog owner who wants to move this year, a pet spa downstairs, grounds on the water and 55 neighbours. You give up choice; the developer's last homes are what is left. Read Alba: what are the amenities.
Banyan Tree suits the owner who wants a pet retreat inside a branded wellness tower and a host team that can take the lead. You give up a date and buy downtown, not on the water. Read Banyan Tree: what are the amenities.
South Flagler House suits the owner who wants a garden door on the first floor of a Stern building and a March 2027 date. You give up a published pet facility and most of the Park Residences, which are about 80 percent sold. Read South Flagler House: is it worth it.
Olara suits the owner who wants the fullest service list on the waterfront and a park next door, and will ask the rules rather than read a brochure line. You give up a published pet facility and wait for your phase. Read Olara: is it worth it.
Caretta suits the owner north of Palm Beach who wants the dog walked by the building. You give up the Intracoastal and a published bedroom mix. Read Caretta: what are the amenities.
Which West Palm Beach condo has the best service reads the same buildings for the owner rather than the dog; who to call when buying in West Palm Beach is the first step. The desk asks each building for its pet rules in writing before a buyer reserves.
