Which Downtown Miami condo suits a multigenerational household?

For the family buying one Downtown Miami address for parents, children and a grandparent or two, where some of the household lives there all year and some of it arrives for the winter.

This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The short answer

Waldorf Astoria Residences Miami is the Downtown tower with the widest published bedroom range, 1 to 4 bedrooms plus furnished junior suites, From $3,300,000, which is what lets a household buy a large home and a small one on the same floor rather than one home that fits nobody. Faena Residences Miami publishes 1 to 4 bedrooms plus River Lofts on the Miami River and no price. Delano Residences, From $760,000, publishes studios through 3 bedrooms in the released collection, with larger residences expected in later releases, so the three generation question there is a question of timing. Across the river mouth, 619 Brickell by Nobu publishes 1 to 5 bedrooms on the waterfront, From $2,950,000, and is the control for a household that wants one large home. The first question is not the view. It is whether the household wants one door or two.

One home or two?

A three generation household in a tower has two shapes. One large home, where the grandparents' suite sits off the same hall as the children's rooms, needs 4 or 5 bedrooms and a plan with two primary suites. Two homes, a large one and a small one on the same or an adjacent floor, needs a building that sells both sizes and allows a household to hold two deeds.

Waldorf Astoria publishes both ends in one tower, junior suites beside 1 to 4 bedroom residences, which is the clearest two door answer on this page. Nobu publishes up to 5 bedrooms, the clearest one door answer. Faena's 1 to 4 bedrooms plus River Lofts and Delano's studio to 3 bedroom released collection sit between. Ask each sales team for the stacking plan, which shows which lines share a floor, and for the plans by line; read how to read a Miami floor plan and floor plans and unit mix at Waldorf Astoria before the gallery visit. Two deeds in one building are two purchase agreements, two deposit schedules and two association accounts; read from offer to recording for a family office buying several Miami condos for the sequence.

Who holds the keys when half the household is away?

The winter generation leaves in April. The building then runs the empty home: who enters, who is called when the leak sensor trips, and who receives a delivery. Waldorf Astoria publishes Savant smart home with concierge access and Hilton managing the property. Delano publishes a hotel below and a Members' Club. Nobu publishes a resident only wellness floor and a Nobu cafe. Faena's filed materials carry no service detail. None of the four publishes the rules for who may hold a key or enter an empty home; that is the declaration and the house rules. Read living part-time in Downtown Miami, household staff and service entry at Waldorf Astoria and children and family life at Delano.

What does the older generation need from the building?

Three things, as questions. A private elevator or a short walk from the car to the door. A home on one level, which every line on this page is unless a duplex is chosen. A building that can reach a doctor: Nobu publishes a wellness and longevity floor with treatment rooms; Waldorf Astoria a signature spa; none publishes a medical concierge in the material on our file. Ask how an ambulance reaches the residential lobby, whether the service elevator is reserved for it, and what the building's emergency power covers. Read older owner and ageing in place at Waldorf Astoria and at Nobu.

What does the younger generation need?

A room for children and a building that allows them. Waldorf Astoria publishes a kids club among its amenities and a private residential pool deck. Nobu publishes two padel courts and screening and gaming lounges. Delano publishes two resort pools, one on the bay deck and one in the sky. Faena publishes no amenity detail on our file. The rule to ask about is the one the brochure never prints: the hours and ages at which children may use the pool, the gym and the lounges, and whether a hotel's guests share them. Read hotel guests and resident spaces at Waldorf Astoria, at Delano and Edgewater vs Downtown Miami for families for the same buildings read for a nuclear family.

Who each one suits, and what you give up

Waldorf Astoria suits the household that wants two doors in one tower, a hotel name running the house, and the kids club. You buy at the top of this page's published entries, with a hotel in the building and no published date. Read the Waldorf Astoria dossier.

Faena suits the household that wants the river, the name and a 2028 to 2029 horizon, and will accept thin published detail until the sales gallery fills it in. You give up a price and most of the facts today. Read Faena: the first year of ownership.

Delano suits the household that wants the lowest entry and a finished, furnished home for the winter generation, with the larger family home waiting on a later release. You give up certainty on the big home and share a tower of ~421 residences with hotel guests. Read the Delano dossier and Waldorf Astoria vs Delano.

Nobu suits the household that wants one large waterfront home of up to 5 bedrooms and a resident only wellness floor. You give up Downtown for Brickell and the two door option. Read the Nobu dossier.

The Downtown Miami zone page maps the buildings; buying a condo in Miami for a family covers schools and the year, and the ownership file for a Downtown Miami branded condo lists the papers two deeds produce. The desk reads the stacking plan and the house rules with the household before anyone picks a floor.

The Shift

What the desk holds on Downtown Miami

Contact the desk at Miami Dossier for the current plans, pricing and availability as the developer releases them, discussed one to one.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Common Questions

Questions buyers ask

Can a family buy two condos in the same Downtown Miami tower?
Where the developer has both sizes left and the declaration does not limit holdings, yes. Two homes are two contracts, two deposit schedules and two association accounts. Ask the sales team for the stacking plan to find adjacent lines.
Which Downtown Miami condo has the most bedrooms?
Among the Downtown towers on our file, Waldorf Astoria and Faena publish up to 4 bedrooms. Across the river mouth, 619 Brickell by Nobu publishes 1 to 5 bedrooms, From $2,950,000.
Does Waldorf Astoria Residences Miami have a kids club?
Yes. The developer lists a kids club with the resort pool, a private residential pool deck, a signature spa and a fitness center. Ask the rules on ages, hours and whether hotel guests share them.
Are Delano Residences homes big enough for a family?
The released Delano Collection on floors 20 to 47 runs studio to 2 bedrooms, with 3 bedrooms in the released collection and larger residences expected in later releases. Ask which release carries the line you need and when it opens.
Can grandparents own one unit and the parents another?
Yes, as separate deeds in separate names or entities, each with its own purchase agreement. How the two are titled, and what happens on death, is a question for counsel. Read our page on LLC, trust or personal name.
Does a hotel in the tower matter for a family?
It decides which pools, lounges and restaurants are shared with guests and which are residents only. Ask for the list of resident only spaces and the shared facilities agreement before relying on either.
Who looks after the home when the grandparents leave for the summer?
The building's house rules say who may hold a key and enter. Waldorf Astoria publishes concierge access through its smart home system. Ask each building what an owner may delegate and what it charges.Read the full answer
Can a Downtown Miami tower reach medical help quickly?
Ask how an ambulance reaches the residential lobby, whether a service elevator is held for it, and what the emergency power covers. Nobu publishes a wellness floor with treatment rooms; none of the four publishes a medical concierge on our file.
When do these Downtown Miami towers deliver?
Neither Waldorf Astoria nor Delano publishes a delivery date in the material on our file; Faena's project index says approximately 2028 to 2029. Ask for the outside date in each purchase agreement.
Who should a multigenerational household call about Downtown Miami?
A Florida real estate lawyer for how two deeds are titled, and the desk for the stacking plan, the plans by line, the house rules on keys and children, and the deposit schedules across these buildings.
