For the gallerist, the adviser or the collector who spends Art Week in Miami every December and now wants a door of their own within walking distance of the rooms where the work is shown.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Inside the Design District itself there is one answer on our file, Fouquet's Hotel & Residences: 143 homes of 1 to 4 bedrooms in a 25 story Chipperfield tower on nearly two acres at 39 NE 39th Street, developed with the district's own owners, with no published price. At the district's gateway, Kempinski Residences Miami Design District puts ~132 homes of 2 to 4 bedrooms in two 23 story towers on Biscayne Boulevard, From $3,700,000, with Kempinski running the building and no hotel on the site. South in Wynwood, NoMad Residences Wynwood is the finished answer: 329 furnished homes from studio to two bedrooms, opened May 2026, about 90 percent sold, From $815,900. Downtown is the control: Waldorf Astoria Residences Miami, From $3,300,000, a hundred stories a short drive from all three. The crowd that works in the galleries buys in Wynwood; the crowd that buys from them looks at the district.
The same five questions, from the developers' published material only.

Only one. Fouquet's sits at 39 NE 39th Street on nearly two acres inside the Design District, and its developers include Miami Design District Associates, the district's owners. That is the building for the buyer whose day is the galleries and the flagships on foot. Kempinski is at the gateway, on Biscayne Boulevard at 38th Street: the developer describes the walk into the district, and the desk reads it as the bay side of the same decision, with the galleries a few blocks west. NoMad is in Wynwood's gallery district, south of the Design District, and its developer treats the neighbourhood itself as the amenity: murals, galleries and a rooftop NoMad restaurant with its own elevator. Waldorf Astoria is Downtown, a drive from all of it. Read Kempinski and its neighbours in the Design District, Fouquet's and its neighbours and Kempinski vs Fouquet's.
Early December fills the Design District and Wynwood with fairs, dealers and the people who follow them. For an owner that is the point and the cost. Fouquet's carries a hotel under the residences, two restaurants, a bar and a patisserie, so the building is busiest when the district is; ask which spaces are residents only, how the 70 foot rooftop pool is shared, and what the hotel's event calendar does to the lobby. Kempinski has no hotel, 18 guest suites sold to residents only and house cars; ask how the suites are booked in December and whether season weeks are rationed. NoMad's rooftop restaurant has a separate elevator, which is the developer's answer to the same question. Read high season and event weeks at Kempinski, at Fouquet's and at NoMad.
A buyer from the art world asks about walls, light and the route a crate takes before they ask about the pool. Kempinski publishes ~2,100 to ~3,100 square feet interior with ten foot terraces and private elevator lobbies; Fouquet's publishes private terraces and hurricane rated floor to ceiling windows; NoMad's homes are furnished and small, 528 to 931 square feet on the remaining list, which is a pied-a-terre, not a hanging space. Waldorf Astoria publishes ten foot floor to ceiling glass. The questions are the service elevator's size, the freight route from the dock, and the humidity the building holds in August. Read Design District or Wynwood condo for an art collector, which runs those questions building by building, and new Miami condos for an art collector for the city.
NoMad was built for it: the developer describes the residences as short-term-rental-friendly, fully furnished, with a 24 hour concierge, so an owner who comes for December and leaves can let the home the rest of the year, subject to the declaration and the city's rules. Kempinski and Fouquet's publish no rental program in the material on our file, and a hotel residence's rental rules sit in the declaration and the licence. Read can you rent out a condo in Wynwood or the Design District, short-term rental rules at NoMad and Miami short-term rental rules.
Fouquet's suits the buyer whose life is inside the district and who wants a hotel's service under the home and a Pritzker architect over it. You buy without a published price or date and share the building with a hotel at its busiest in December. Read Fouquet's: is it worth it.
Kempinski suits the buyer who wants a large home with a den, a European operator and no hotel, at the district's gateway rather than in its middle. You give up the walk to the galleries from the front door and buy at the highest published entry on this page. Read the Kempinski dossier.
NoMad suits the dealer or the adviser who wants a finished, furnished home in Wynwood this year that can earn when they are away. You give up size and quiet. Read NoMad: is it worth it.
Waldorf Astoria suits the collector who wants a tower with a hotel name and a drive to the fairs rather than a walk. You give up the district. Read the Waldorf Astoria dossier.
The Design District zone page maps the district; the best new condos in the Design District and Wynwood ranks the same buildings for a general buyer, and who to call when buying in the Design District is the first step. The desk reads the plans by line, the hotel's shared spaces and the rental rules with the buyer before anyone signs.
