Brickell runs south from the Miami River along Brickell Avenue, the waterfront side, with the grid of newer towers behind it and Brickell Key on its own island by bridge. Downtown is north of the river, the old commercial centre now filling with residential towers on Biscayne Bay. Both are walkable, both are dense, and both are changing street by street, which is why the site next door matters as much as the building.
Position on the water or in the grid, the depth of the floor plate and where the light comes from, whether a hotel operator runs the building or the owners do, and what share of the residences are rented rather than lived in.
