The Edgewater error is assuming the outlook is settled. What is permitted on the adjacent and intervening parcels is the single most important question in this district and it has a documented answer.
The second is comparing a delivered building to a 2030 delivery on price. Anantara at 2030 and Missoni Baia today are different instruments entirely.
The third is underestimating how little is at street level. Buyers who intend to live here full time feel this within a week.
