Brickell is a working business district and a residence here is in a city rather than beside one. That is the appeal for buyers who want to walk to dinner, an office and a gym, and it is the disqualifier for buyers who wanted quiet.
Height is available here in a way it is not on the beach. Brickell towers run to 75 and 80 storeys, so an upper residence has sightlines nothing in Miami Beach can match.
Water is the variable. Brickell has bayfront and it also has a great deal of building between much of its stock and the bay.
Recorded sale. Una Residences, where a roughly 6,100 square foot penthouse closed at $17.8 million in May 2026. This is the most useful Brickell benchmark available because it is recorded and the building is complete.
Reported contract. The Residences at Mandarin Oriental on Brickell Key, two penthouses contracted at roughly $49.9 million each in March 2026 for delivery around 2030.
No public figure. St. Regis Residences Brickell, a Robert A. M. Stern duplex above ten thousand square feet. Baccarat Residences, eight penthouses in one building. Cipriani Residences, three rooftop penthouses among roughly 397 homes. 1428 Brickell, a collection to roughly 10,000 square feet with two residences at thirty foot ceilings. 619 by Nobu, on the waterfront by Foster and Partners. Four Seasons Brickell, established, with a widely repeated figure we could not verify.
Buyers here consistently mistake a collection for a singular residence. Baccarat has eight penthouses. Cipriani has three rooftop penthouses among several. 1428 Brickell has a collection spanning four thousand to ten thousand square feet. In each case the word describes a tier.
The second mistake is treating a bay view as permanent. In Brickell an unobstructed water outlook is a specific condition of a specific residence rather than a general feature of the district, and what may be built in front of it is a documented, answerable question.
The third is comparing a 2030 delivery to a completed building on price alone. Those are different instruments with different risks.
