A tall isolated tower on a low rise island has exposure on every side and no shelter from wind, which affects terrace usability at height. Ask about wind conditions on the upper terraces specifically.

Being the tallest building on the island means the view is not at risk from anything built beside it, which is a durable advantage worth pricing.
