The punch list at Villa Miami: how to inspect a new residence, what to write down, and how it gets fixed

A new residence is finished when the punch list is, not when the keys are handed over. At Villa Miami, here is how to walk it and what to write.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Who Walks It

You, the desk, and an inspector.

The developer’s closing agent walks you through; the desk walks with a checklist against the specification; for a large residence an independent inspector is worth the fee, because a new building is not a defect-free building. Allow two hours, in daylight, with the water and power on.

Villa Miami: Villa Mezzo half floors of 3 to 4 bedrooms, ~2,940 to ~2,970 SF interior · Villa Piano full floors of 4 to 5 bedrooms, ~5,900 to ~5,960 SF interior · Villa Doppio duplexes · two terraces on every home, sunrise and sunset · 10 to 11 foot ceilings.

The Villa Miami dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

What To Test

Room by room.

Every window and terrace door for seal and swing. Every outlet and switch. Water pressure and hot water at every tap; drains; the dishwasher and washer on a cycle. Air conditioning under load for twenty minutes, and the thermostat zones. Finishes under raking light: stone, millwork, paint, grout. Appliances by model against the specification. Photograph everything you write down.

Villa Miami: ODP Architects · a cast bronze exoskeleton over a faceted glass amenity podium.

The List Itself

Written, signed, dated.

Each item with a location, a description and a photograph; the developer’s representative signs it with a cure period, often thirty to sixty days. Where the contract allows, an escrow holdback for unfinished items is the buyer’s leverage; most Florida pre-construction contracts do not allow one, so the signature and the warranty are the leverage instead.

After Closing

Warranties and the second list.

Florida gives statutory warranties on a new condominium from the developer for set periods; the association pursues building-wide items after turnover. Keep a second list for what appears in the first months, and send it in writing before the periods run.

Write it down, photograph it, get a signature. Memory is not a punch list.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Common Questions

What the buyer at delivery asks

Can I refuse to close at Villa Miami over punch-list items?
Rarely; most contracts require closing on the date with the list cured afterwards. The signed list and the warranties are the enforcement.
Should I hire an inspector for a new residence?
For a large residence, yes; new is not defect-free, and an inspector finds what a walkthrough misses.
How long does the developer have to fix punch-list items?
The cure period on the signed list, often thirty to sixty days; statutory warranties cover what appears later.

Who designed Villa Miami?
ODP Architects · a cast bronze exoskeleton over a faceted glass amenity podium.
Who runs Villa Miami once it opens?
Villa, under licence from Major Food Group · the building programmed and serviced by MFG · the restaurant, dock and helipad sit in commercial components sold separately, so their operation is not guaranteed.
What amenities does Villa Miami have?
~20,000 SF over three club levels by Charles and Co · a Lake Como style floating pool vessel on the bay · MFG restaurant with private dining for residents · juice bar and coffee lounge · Italian thermal spa with plunge pools, steam and sauna · Technogym fitness with yoga, pilates and boxing studios · screening room, game room, library, boardroom · private vaults · on site estate manager and curator.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
