Buy at Villa Miami direct or with your own agent? Who represents you, and who pays

You can buy at Villa Miami straight from the developer’s sales gallery, and many buyers do; the price is the same either way, because the commission is set by the developer and written into the price list whether or not you bring an agent. What changes is who sits on your side of the table, and the choice has to be made before the first visit, because a buyer who walks in alone usually cannot register an agent afterwards. Here is who represents whom at Villa Miami, who pays, and what each path gives up.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Who The Gallery Works For

Florida’s brokerage rules, the disclosure, and the person across the desk.

The sales gallery at Villa Miami is staffed by the developer’s own team or by a brokerage the developer appoints, and under Florida’s rules a broker works for the seller, for the buyer, or as a neutral transaction broker, and the written disclosure says which. The gallery’s people are courteous, informed and on the developer’s side of every question that has a side: which line to show, which incentive to mention, what the deposit schedule can bear. That is not a complaint; it is their job. Ask for the brokerage disclosure at the first visit and read whose name is on it, and ask counsel what each form of brokerage owes you. Who sells the building: Terra with One Thousand Group · developer of record 710 Edge Property LLC. The operator or brand the gallery speaks for, where there is one: Villa, under licence from Major Food Group · the building programmed and serviced by MFG · the restaurant, dock and helipad sit in commercial components sold separately, so their operation is not guaranteed.

The Villa Miami dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

Registration Decides Everything

Before the first visit, the first call and the first form.

Developers pay a commission to a buyer’s agent only when that agent introduced the buyer, and they prove it with registration: the agent’s name on the developer’s form before the buyer’s first contact, sometimes with a window after which the registration lapses. A buyer who visits Villa Miami alone, fills in the gallery’s form and calls an agent the next week has usually lost the right to be represented at the developer’s expense, whatever the agent later does. If you want someone of your own, that is settled before the first visit, the first call and the first online form, which also means it is settled before the price list is in your hands. The tower and the homes the register covers: 55 floors, 49 of them residential, three of club · ~70 homes by the public record, every one a half floor or a full floor · a three level penthouse at the crown. Where the gallery and the site are: 700 NE 29th Street, East Edgewater · bay frontage on two sides of the building · 360 degree views across the bay, the ocean and the skyline · the Baywalk at the door, the Design District a few minutes west.

Who Pays, And What An Agent Can Do

The commission in the price, the line and the floor, the budget and the two neighbours.

The developer sets the commission for Villa Miami and builds it into the price list; a buyer without an agent does not pay less, and the developer keeps the difference. What an agent of your own does inside that price is specific: reads the floor plans by line and the stacking plan against your hour and your view, sets the building beside its two nearest neighbours on price per square foot, delivery, unit mix, position and operator, reads the first budget and the deposit schedule with you and introduces counsel for the contract. What nobody does is change the contract’s form: the purchase agreement at Villa Miami is the developer’s paper, and an agent’s value is in which home you sign for and what you know when you sign, not in the clauses. What the developer publishes about the homes: Villa Mezzo half floors of 3 to 4 bedrooms, ~2,940 to ~2,970 SF interior · Villa Piano full floors of 4 to 5 bedrooms, ~5,900 to ~5,960 SF interior · Villa Doppio duplexes · two terraces on every home, sunrise and sunset · 10 to 11 foot ceilings. The design you are choosing a line within: ODP Architects · a cast bronze exoskeleton over a faceted glass amenity podium.

What Each Path Gives Up, And The Trade-off

The gallery’s first look against someone on your side.

Buying direct is fast and simple: one relationship, the developer’s full attention, and sometimes the first look at a release or an incentive, since the gallery knows its own inventory before anyone else. What it gives up at Villa Miami is the second opinion, the neighbour you were not shown and the question nobody at the gallery is paid to ask. Buying with your own agent gives up nothing in price and a little simplicity, and asks you to choose the agent as carefully as the building. The amenities you are being shown: ~20,000 SF over three club levels by Charles and Co · a Lake Como style floating pool vessel on the bay · MFG restaurant with private dining for residents · juice bar and coffee lounge · Italian thermal spa with plunge pools, steam and sauna · Technogym fitness with yoga, pilates and boxing studios · screening room, game room, library, boardroom · private vaults · on site estate manager and curator. What was agreed about the money: The deposit schedule is held by the desk and read with you before contract.

The trade-off is the gallery’s first look against someone on your side. Miami Dossier represents buyers and never the development, and the desk can be registered as yours at Villa Miami before the first visit, read the plans, the budget and the deposit schedule with you and introduce counsel for the contract, at no change to the price.

The price is the same with or without an agent. The side of the table is not.

Common Questions

What the buyer who has not yet registered at the sales gallery asks

Do I need my own agent to buy at Villa Miami?
No; you can buy from the sales gallery directly and the price is the same, because the developer sets the commission and builds it into the price list. What an agent of your own changes is who reads the plans, the budget and the deposit schedule on your side, settled before the first visit.Read the full answer
Does buying at Villa Miami without an agent make it cheaper?
Usually not. The commission is the developer’s to set and it sits in the price whether a buyer brings an agent or not; a buyer who walks in alone pays the same and the developer keeps the difference. Ask the gallery, in writing, whether any price differs by representation.
Can I add my own agent after visiting Villa Miami?
Usually not at the developer’s expense. Developers recognise a buyer’s agent only when registered before the first contact, and a visit, a call or an online form without the agent’s name on it usually closes that door. Settle who represents you before the first visit.Read the full answer
