At Villa Miami a package, a grocery order, a private driver and a dinner guest each take a different route to your door, and the building decides every one of them: the package room and whether it is refrigerated, the dock and the service elevator, the driveway and the valet, and the entrance any retail or hotel below uses. Here is how to read each route, and the questions that settle them.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
A tower receives parcels all day, and the difference between buildings is what happens next. A staffed desk signs for them; a package room or a wall of lockers holds them; a refrigerated room holds the groceries and the meal deliveries until you are home. Ask whether Villa Miami has cold storage, how long it keeps a delivery, whether staff bring parcels to the door and at what hours, and what happens to a parcel that arrives while you are abroad for a season. Furniture and anything on a pallet comes through the dock by appointment, never through the lobby. How many households’ parcels share the room: 55 floors, 49 of them residential, three of club · ~70 homes by the public record, every one a half floor or a full floor · a three level penthouse at the crown. The rooms that handle them: ~20,000 SF over three club levels by Charles and Co · a Lake Como style floating pool vessel on the bay · MFG restaurant with private dining for residents · juice bar and coffee lounge · Italian thermal spa with plunge pools, steam and sauna · Technogym fitness with yoga, pilates and boxing studios · screening room, game room, library, boardroom · private vaults · on site estate manager and curator.

Every large thing you will ever own at Villa Miami comes in through one dock and one service elevator. Ask for the cab’s inside dimensions and its door height, because a sofa or a dining table that does not fit is a crane or a return. Ask how the dock is booked, which hours it keeps, and whether it is shared with any retail or hotel in the building, because a restaurant’s morning deliveries and your furniture want the same bay at the same hour. A building with one service elevator for a tall residential stack runs a tight calendar; two is comfort. The homes the furniture is going to: Villa Mezzo half floors of 3 to 4 bedrooms, ~2,940 to ~2,970 SF interior · Villa Piano full floors of 4 to 5 bedrooms, ~5,900 to ~5,960 SF interior · Villa Doppio duplexes · two terraces on every home, sunrise and sunset · 10 to 11 foot ceilings. The architect who drew the back of house: ODP Architects · a cast bronze exoskeleton over a faceted glass amenity podium.
The front of Villa Miami is a driveway with a finite number of cars in it. Ask whether parking is valet only or self-park, how many cars the porte-cochère holds before the queue reaches the street, where a private driver may wait and for how long, where ride-hail cars stage, and how a guest is announced and reaches your floor. Then ask about two in the morning: who is at the door, whether the valet runs all night, and how an arriving owner gets from the car to the elevator without crossing a public lobby. Where the driveway meets the street: 700 NE 29th Street, East Edgewater · bay frontage on two sides of the building · 360 degree views across the bay, the ocean and the skyline · the Baywalk at the door, the Design District a few minutes west. Where a hotel operator runs the door, its habits set the answers: Villa, under licence from Major Food Group · the building programmed and serviced by MFG · the restaurant, dock and helipad sit in commercial components sold separately, so their operation is not guaranteed.
A shop, a restaurant or a hotel at the base of Villa Miami changes the ground floor for everyone above it. Ask whether the retail has its own street entrance and its own dock, whether any elevator is shared, what hours the base keeps, and where its kitchen exhaust and its bins sit. A shared facilities agreement, signed by the developer, says what the residential association pays toward the lobby, the loading area and security, and it survives turnover; ask for it. Who signed it: Terra with One Thousand Group · developer of record 710 Edge Property LLC. The trade-off is life against quiet. A lively base brings a coffee, a dinner and a concierge at the door, and strangers in the driveway; a residential base brings a silent lobby and fewer services within reach. The desk walks the ground floor of Villa Miami with you, from the dock to the driveway, and puts the questions above to the developer in writing.
Everything you own arrives through the ground floor. Walk it before you buy the view.
