The Perigon Miami Beach: facts worth knowing about the building

The stretch of beach, the site, the tower, the residences, the palettes and the numbers behind The Perigon, compiled by the desk at Miami Dossier from the developer documents.

Written by the desk at Miami Dossier, which holds the developer brochure and floor plans for The Perigon, for readers who want the facts of the building rather than the adjectives. The desk works in English, Spanish and Portuguese. All notes from the desk.

The Note
30 August 2026

This is the reference note. It is the building described plainly, from the ground up, with the figures we can attribute to the developer documents and nothing we cannot. The desk at Miami Dossier keeps it current as the release changes. A companion note on the practical decisions is linked at the end.

The stretch

The 5300 block of Collins Avenue is mid-island Miami Beach, between the Fontainebleau district to the south and Surfside and Bal Harbour to the north. It is the widest and most secluded sweep of beach on the island, and one of the few places where a single property can hold both the ocean and the bay.

The site

5333 Collins Avenue, between the Atlantic and Biscayne Bay, with roughly 200 linear feet of shoreline on both sides of the property. Sand on the east, water on the west.

The tower

Designed by OMA, the Office for Metropolitan Architecture, in its first residential building in Miami Beach. The tower is composed of diamond-shaped tiers cascading toward the water, which is the geometry that gives every residence wraparound terraces and privacy on both faces.

Your situation is specific. Tell the desk in one message and we will say what applies to you, what does not, and who to speak with.

The residences

Approximately 73 homes of two to four bedrooms. Private elevator entrance to every residence. Ten-foot ceilings, floor-to-ceiling glass, oversized wraparound terraces. Flow-through plans with water on both faces. Custom Italian cabinetry with Sub-Zero and Wolf in the kitchens.

The two palettes

Tara Bernerd and Partners designed two schemes, chosen once at contract. Lighter: French white oak. Darker: Canaletto walnut. Both with honed Bianco marble counters, islands and backsplashes, and baths in white marble, French white oak and dark bronze fittings.

The amenities

A resident-only oceanfront restaurant, Nota, with a speakeasy, a breakfast room, a sunrise lounge and a wine room. A screening room, billiards, a children's lounge. A spa with treatment rooms, a salon, an oceanfront training room, and a beachfront pool with cabanas. All for approximately 73 households, with no hotel component.

The landscape

Gustafson Porter and Bowman, London, designed the grounds between the avenue, the sand and the bay.

The developers

Starwood Capital Group with Mast Capital. Sales are handled by Douglas Elliman Development Marketing.

The numbers in one place

5333 Collins Avenue. Roughly 200 linear feet of shoreline on both sides. Approximately 73 residences. Two to four bedrooms. Private elevator entry. Ten-foot ceilings. Two palettes. Figures are from the developer documents and are approximate; confirm anything material against the current release.

Where these facts come from

The desk at Miami Dossier holds the official Perigon brochure, the floor plans by line, and the current release. We have visited the site. We do not represent the developer and we hold no position in the building. When we are not certain of a figure we say so, and when the release changes we update this note.

The questions around the building

Most of the people who ask the desk at Miami Dossier about The Perigon Miami Beach are not only choosing a building. They are moving to Miami from New York, California, London, Bogotá, Mexico City or São Paulo, or adding a Miami position to a portfolio held elsewhere, and the building question sits inside a larger one: how to buy new construction in Miami, how to hold it, and what changes when you do.

The desk keeps short notes on the parts that come up every week: how buying preconstruction in Miami actually works, what a normal deposit schedule looks like, whether you need to be in Miami to buy, whether a foreign buyer can get a mortgage, what taxes a foreign buyer pays on a Miami condo, and the Florida state income tax question for anyone relocating from a high-tax state. For buyers arriving from a specific market there are notes for Bogotá, Mexico City and London, and a broader one on why so many wealthy families are moving to Miami.

Read the ones that apply, then bring the rest to the desk at Miami Dossier. It usually takes one conversation to see how The Perigon Miami Beach fits the move, or whether another building fits it better.

A Note on Advice

This note is general information for people considering Miami, written by a real estate desk, not by a law or accounting firm. Nothing here is legal, tax, immigration or investment advice, and it is not a substitute for advice on your own circumstances. Rules change, treaties differ by country, and the right answer for one family is the wrong answer for another.

Speak with your own attorney and CPA before you commit to anything. If you do not have one who works with international buyers in Florida, the desk is glad to recommend an attorney, a CPA or an adviser suited to your situation, and to sit in the first conversation so that nothing is lost in translation.

The Desk

Everything in this note has a solution.

Structure, financing, currency, timing, the right building and the right line: the desk works through these questions with international buyers every week, and the answer is nearly always that it can be done, in order, without surprises. If Miami is on your mind, as a home or as an allocation, we would be glad to share what we are seeing, privately, and to start with the question this note did not answer.
