There is a kind of visitor who knows the Miami Beach hotels better than most residents do. The hotel residence was built for that person: the service they are used to, in a home that is theirs.
This page compares and explains. Whether a building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Weeks every winter, the same stretch of sand, the same restaurants, the same requests at the front desk. The suite is comfortable and it is never theirs. The house is theirs and it needs staff, care and attention in the months nobody is there. The hotel residence is the third option: a home with the hotel’s hands around it.
This note carries no arithmetic. Hotel rates and residence prices both move too often for a page to keep true; the desk does that calculation with a family on their own numbers.
The Shoreclub Private Collection, 1901 Collins Avenue: about 49 homes across The Tower, The House and The Beach House, on about three oceanfront acres, Auberge running the resort behind the landmarked Cromwell House facade; a residential pool in a botanical garden, an Auberge spa, a beach club. The mid Beach address for the guest who wants the historic hotel and its private side.
Ocean Terrace, 7400 Ocean Terrace in North Beach: about 52 boutique residences in a twenty storey tower and about 24 resort residences furnished by RAMSA, beside a 42 key hotel and about five acres of parkland with roughly 350 feet of ocean frontage. The quiet end of the island.
Six Fisher Island: about fifty waterfront homes on an island with no bridge, arrival by ferry or boat, about 650 feet of shoreline in about 6.5 acres of gardens, a residents-only oceanfront restaurant, three lobbies with full-time concierges, a residential butler, and Fisher Island Club membership on closing subject to Club approval. Not a hotel; the closest thing to one that a private island offers.
The same home every year, furnished as they want it, with their things in it. Storage that stays. A car that waits. A kitchen. The knowledge that the building knows them. And, at the projects with a program, the option of letting the hotel look after the home in the months away.
The freedom to try the new hotel next season. The association budget, which exists whether or not the family arrives. The responsibility of ownership from abroad, which the desk handles for many families through management arrangements but which does not disappear.
Owning is a decision to keep returning. Make it about the years ahead, not last winter.
The desk asks three things: how many weeks a year, in which seasons, and with how many people. A couple for two weeks in February is a suite. A family for three months across two seasons with grandparents visiting is a residence. Everything between is a conversation, with the buildings above as the shortlist.
Developer materials for The Shoreclub Private Collection, Ocean Terrace and Six Fisher Island as carried on the live dossiers, verified September 2026. Compiled by the desk at Miami Dossier; figures are approximate and the developer’s.

A private report on the Miami market, sent when there is something worth knowing. No noise, no listings, no pressure.
Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For a returning guest that means the weeks and the seasons before the building. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
