What are the amenities at The Perigon, and which are private to residents

Every new tower promises a club. Here is what The Perigon lists, and how the desk turns a list into a judgment.

This page answers one question. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The Amenities

What the building offers its residents.

Resident only oceanfront restaurant and speakeasy, breakfast room, sunrise lounge, wine room, screening room, billiards, children's lounge, spa with treatment rooms, salon, oceanfront training room, beachfront pool with cabanas.

Amenity lists are the most generous part of any brochure. The desk reads them for three things: what is private to residents, what is shared with a hotel or a club, and what carries a cost beyond the association budget.

The Perigon dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

How To Read An Amenity List

Square feet are not service.

Seventy thousand square feet of amenity with no staff is a large empty room. The questions are who runs it, at what hours, and what the budget carries for it. The desk reads the operating plan where the developer has published one and says so where it has not.

Ask who is on duty at seven in the morning. That is the amenity.

The Shift

What the desk holds on The Perigon

Contact the desk at Miami Dossier for the current release, the plans by line and the deposit structure of The Perigon, discussed one to one.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For The Perigon that usually means the plans by line before the brochure. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
