Insurance at The Perigon: the binder, the windstorm question, and who insures what

Two policies cover every Florida condominium: the building’s and yours. At The Perigon, here is where one stops and the other starts, and why the date matters.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Two Policies, One Wall

Master policy and HO-6.

The association insures the structure and the common elements under a master policy paid through the budget. The owner insures the inside of the unit, the finishes, contents and liability under an HO-6 policy, bought separately. Where the line sits is in the declaration: in Florida it is usually the unfinished walls, which means your floors and your kitchen are yours to insure.

The Perigon: The homes are as the dossier records.. Finishes of that kind are the owner’s policy.

The Perigon dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

Windstorm And Flood

The Miami questions.

Windstorm is the premium that moves the budget; the association’s quote is in the first budget and its deductible is a percentage of value, not a fixed sum. Flood is a separate policy, required by lenders in a flood zone and sensible without one; the building’s elevation certificate says where it stands.

The Perigon: 5333 Collins Avenue, between the Atlantic and Biscayne Bay · ~200 linear feet of shoreline on both sides.. The position decides the zone; ask for the elevation certificate.

The Binder

Day of closing, not the week after.

A lender requires proof of insurance before funding; a cash buyer should want it for the same reason. The HO-6 binder is arranged two to three weeks before the closing date with the unit details, and it starts the day the deed records.

What To Ask

Three questions for the desk.

What does the master policy cover and what is its windstorm deductible? What is the building’s flood zone and elevation? Which agents have written HO-6 policies in this building? The desk holds the first budget and introduces an agent for the rest.

Insurance is the one cost that is never in the rendering.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
