Every new Miami tower has a generator. The question is what it runs, for how long, and whether your floor is on it. At The Perigon, here is how to find out.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Florida code requires emergency power for life-safety systems: fire pumps, alarms, exit lighting, at least one elevator for firefighters. It does not require power to your apartment, your air conditioning or the pool. Everything beyond the minimum is a developer choice, and it is written in the specifications, not the brochure.
The Perigon dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.
Which elevators run on emergency power, and for the residential floors or only service. Whether any residential circuits are on the generator. Fuel capacity in hours. Whether the domestic water pumps are covered. Whether the lobby and amenity cooling are covered. Whether the generator can be refuelled during a declared emergency.
The Perigon: Resident only oceanfront restaurant and speakeasy, breakfast room, sunrise lounge, wine room, screening room, billiards, children's lounge, spa with treatment rooms, salon, oceanfront training room, beachfront pool with cabanas.
Impact-rated glazing is standard in new Miami towers; the rating and the water intrusion testing are in the specifications. Ask for the product approvals and whether the terrace doors are rated to the same standard as the windows.
The Perigon: The homes are as the dossier records.
What exactly does the generator serve, and for how long? The desk asks the developer in writing and keeps the answer with the file.
Resilience is a specification. Ask for the page.

Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
The Miami Dossier team works for the buyer, not the developer. Every agent on Samuel Strauch’s team represents buyers in Miami pre-construction.
