Sound at The Perigon: the slab between neighbours, the walls, and the rules for hard floors

In a concrete tower the neighbour you hear is usually the one above, walking. At The Perigon, here is how the building is meant to keep that sound where it starts.

This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Two Kinds Of Noise

Through the air and through the slab.

Voices and music travel through the air; walls and floors are rated for them by STC, the sound transmission class. Footsteps, dropped objects and chairs travel through the structure; floor and ceiling assemblies are rated for them by IIC, the impact insulation class. The Florida Building Code sets a minimum for each between residences, and some luxury towers state higher targets. Ask which figures The Perigon commits to, and whether they are tested on site or only calculated.

The Perigon: The homes are as the dossier records.

The Perigon dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.

Hard Floors And Underlayment

Stone looks quiet. It is not.

Stone, tile and wood carry impact sound into the slab. Declarations usually require an approved acoustic underlayment beneath any hard floor, and a few require a test once it is laid. Ask what the rule at The Perigon says, whether the developer’s own finished floors meet it, and whether an owner who renovates must submit the product and its rating to the association before work starts.

The Perigon: ~73 homes · 2 to 4 bedrooms · private elevator entry to each residence.

The Building’s Own Sounds

Shafts, chutes and machines.

Some noise comes from the building itself: an elevator shaft beside a bedroom, a trash chute behind a wall, pumps, generators and cooling towers on the roof or the amenity deck. Read the floor plans at The Perigon for what sits on the far side of each bedroom wall, and ask where the mechanical rooms sit in relation to the lines under consideration.

The Perigon: Resident only oceanfront restaurant and speakeasy, breakfast room, sunrise lounge, wine room, screening room, billiards, children's lounge, spa with treatment rooms, salon, oceanfront training room, beachfront pool with cabanas.

Outside Noise And The Record

Glass, traffic, a written standard.

Laminated impact glass usually cuts traffic and boat noise better than ordinary glazing, and a window’s OITC rating measures that outdoor sound. Ask whether the acoustic targets for The Perigon appear in the construction drawings or only in the brochure, and whether an acoustic consultant reported on them. The desk asks the developer of The Perigon for the acoustic specification in writing.

Quiet is a number on a drawing. Ask to see the number.
