In a concrete tower the neighbour you hear is usually the one above, walking. At Ocean Terrace, here is how the building is meant to keep that sound where it starts.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Voices and music travel through the air; walls and floors are rated for them by STC, the sound transmission class. Footsteps, dropped objects and chairs travel through the structure; floor and ceiling assemblies are rated for them by IIC, the impact insulation class. The Florida Building Code sets a minimum for each between residences, and some luxury towers state higher targets. Ask which figures Ocean Terrace commits to, and whether they are tested on site or only calculated.
Ocean Terrace: The homes are as the dossier records.
The Ocean Terrace dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison.
Stone, tile and wood carry impact sound into the slab. Declarations usually require an approved acoustic underlayment beneath any hard floor, and a few require a test once it is laid. Ask what the rule at Ocean Terrace says, whether the developer’s own finished floors meet it, and whether an owner who renovates must submit the product and its rating to the association before work starts.
Ocean Terrace: ~52 boutique residences in a 20 story tower · ~24 resort residences, furnished by RAMSA · two duplex penthouses in each tower with private rooftops and lap pools.
Some noise comes from the building itself: an elevator shaft beside a bedroom, a trash chute behind a wall, pumps, generators and cooling towers on the roof or the amenity deck. Read the floor plans at Ocean Terrace for what sits on the far side of each bedroom wall, and ask where the mechanical rooms sit in relation to the lines under consideration.
Ocean Terrace: Fifth floor Ocean Terrace with ~75 foot lap pool, therapy pool, garden cabanas, sunrise restaurant and pool bar · lobby, library, tea room, morning garden, indoor outdoor fitness center, spa.
Laminated impact glass usually cuts traffic and boat noise better than ordinary glazing, and a window’s OITC rating measures that outdoor sound. Ask whether the acoustic targets for Ocean Terrace appear in the construction drawings or only in the brochure, and whether an acoustic consultant reported on them. The desk asks the developer of Ocean Terrace for the acoustic specification in writing.
Quiet is a number on a drawing. Ask to see the number.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. On this topic that means the document before the opinion. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
