For the household that wants the beach at its quietest and a building small enough to know by name: twenty five homes, a private elevator to your own lobby, and no published price to anchor on.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Ocean House Surfside is 25 residences of two to five bedrooms at 9309 to 9317 Collins Avenue, on the ocean in Surfside, between Bal Harbour and Miami Beach, with views to the east, south and west. The developer of record is MTP Oceanside LLC, marketed with Multiplan, and the architecture is by Arquitectonica under Bernardo Fort-Brescia, landscape by ArquitectonicaGEO. The developer fact sheet publishes no entry price, and this page prints none: current pricing and availability are released on request. What to know before you buy is the privacy build: private elevators with dedicated lobbies, balconies up to 12 feet deep, a rooftop pool and spa pool, staff quarters with a service kitchen, and a private garage for six cars. The money mechanics are in the Ocean House buyer's guide, and the shoreline it sits on is read in who should I call about buying in Bal Harbour and Surfside.
Twenty five homes is the fact everything else follows from. The specification is a household specification: private elevators opening to dedicated lobbies, so the arrival is yours alone; balconies up to 12 feet deep with wood-like ceiling accents, deep enough to live on rather than step onto; floor to ceiling impact glass; ceilings up to 12 feet in the penthouse; Poliform cabinetry, Gaggenau appliances and Fantini fixtures, with natural stone throughout. Homes are delivered finished with curated flooring. In a building this size there is no anonymous floor and no crowd at the elevator: the trade is that there is also no depth of neighbours, no large staff bench, and no resale shelf inside the building to hide in. What a small building gives and takes is the subject of the desk's read of the neighbouring village tower in Rivage Bal Harbour: what to know before you buy.
Ocean House carries staff quarters with a service kitchen, a building level answer to the household staff question: the quarters sit outside the residences, in the building's own program, alongside the private fitness area, the ensuite spa with steam and sauna, the cinema and the game room. The model is read against the other two on the current shelf in which new Miami condos have room for live-in staff: quarters inside select residences elsewhere, quarters in the building here, and a staffed model with no quarters at all in Coconut Grove. Which model a household wants decides more than the floor plan does: quarters cost space permanently, whether the staff member is in them or not, and the documents, not the brochure, say who may occupy them and on what terms. The desk reads that clause with the buyer before the reservation.
The amenity program is sized for twenty five homes and reads like a house scaled up: a rooftop pool and spa pool with ocean views, indoor and outdoor rooftop lounges, a summer kitchen, the private fitness area and ensuite spa, the cinema and game room. Below the living floors the working building carries the private garage for six cars, private storage, a mailroom with package receiving, 24 hour valet, EV charging, a double height lobby and a covered porte-cochere. The six car garage is the line to read twice: it is a collector's provision inside a 25 home building, and the documents say how it is assigned, whether it travels with a residence on resale, and what it costs inside the association budget. Every one of those answers sits in the condominium documents, and the closing shelf they join is set out in which documents should I get before closing on a new Miami condo.
There is no published entry price to print. The developer fact sheet carries none, the dossier records that pricing is held by the desk, and current pricing and availability are released on request. A buyer therefore starts without the anchor most pages on this site can give, and the first call is a pricing call: the current release by line, what has sold and at what the sales team will confirm in writing, and how the release compares with the delivered buildings on the same shoreline. The desk makes that call with the buyer, and reads the answer against the rescission period note for Ocean House and the documents window that follows signing.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
