Four questions come up in every first conversation about 619 Brickell by Nobu. Here they are in order, with what the record says and what the record does not.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
619 Brickell by Nobu is at 619 Brickell Avenue, waterfront. Water views from every living room and primary bedroom. The 619 Brickell by Nobu dossier holds the developer’s published record. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison. This page is the first-time Miami buyer’s reading of it, as a framework to verify, never as a finding.
The record, in the developer’s words: Development: 13th Floor Investments · Key International. Design: Foster + Partners, with Sieger Suarez as architect of record · Studio Munge interiors. Hospitality: Nobu, under license to the developer. Residences: ~300 homes across 75 stories · 1 to 5 bedrooms, Sky Villas and Penthouses · from ~1,160 SF.
Compare as you read: Cipriani Residences Miami and ORA by Casa Tua answer the same questions differently, and the desk holds the documents for all three.
The developer’s deposit schedule for 619 Brickell by Nobu is a contract exhibit held by the desk and read with you before signing; it is not published. Florida law requires deposits to sit in escrow, and lets a developer use amounts above ten percent for construction with the right disclosures; the question is which account, which conditions, and what the contract says if delivery is late.
~300 homes across 75 stories · 1 to 5 bedrooms, Sky Villas and Penthouses · from ~1,160 SF. A delivery date in a brochure is an estimate; the outside date is in the purchase agreement, and the difference between the two is where buyers get surprised. Ask for the outside date, the milestone the developer has reached today, and the penalty if the outside date passes.
~90,000 SF · 86 foot sunset pool, two padel courts, resident Nobu cafe, Zen gardens, wine cellar, screening and gaming lounges. Every amenity has a line in the first budget: staffing, insurance, reserves, and any brand or management fee. Nobu, under license to the developer Ask for the estimated first budget by line and for the reserve schedule; the law now watches the reserves.
The homes are as the dossier records. The second buyer is the same kind of person as the first, arriving three to five years later into a building where every neighbour closed at once. The lines that hold value are the ones the first buyers fought over. Ask which lines went first in the current release.

Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For a first conversation that means the four questions before the rendering. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
