How to choose a real estate agent for new construction in Miami

The best agent for a resale is not always the right one for a tower that does not exist yet. Pre-construction has its own documents, its own risks and its own timing, and the agent you choose should know them cold.

This page answers a first question. Whether a building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

Seven Tests

Ask these before you sign anything with anyone.

1. Who pays you, by building? The honest answer is the developer, at closing, at a rate that can differ by project. Ask whether that difference ever shapes a recommendation.

2. Show me the documents. The purchase agreement, the deposit schedule, the first budget, the reserve study schedule, the rules on guests, tenants and pets. An agent who has not read them is selling a rendering.

3. Which line would you not buy here? Every building has one. Anyone who cannot name it has not looked.

4. What can be built next door? Views are the most expensive thing in Miami and the least protected. The answer is public record.

5. What happens if delivery is late? The contract says; the agent should know without looking.

6. Do you carry developer listings? If yes, ask how they handle the conflict when their own listing competes with your interest.

7. Will you say no? The only useful answer is a story about the last time they did.

What A Buyer-Side Firm Answers

The shape of a good answer.

The developer pays us, the same at closing whichever building; here are the six documents, read them with us before contract; here is the line we would avoid and why; here is the parcel map; here is the delay clause; we hold no developer listings; and here is a building we told a client not to buy last month.

Choose the agent who is willing to lose the sale.

What Miami Dossier Is

For the record.

A private client advisory, not a listing brokerage: it represents buyers only, in Miami and Palm Beach new construction, from the developers’ own files, in six languages. Its team are licensed agents of Metrik Real Estate LLC.

The Shift

What the desk holds

Contact the desk at Miami Dossier for the current release, the plans by line and the deposit structure of any building we cover, discussed one to one.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.
The deposit schedule, building by building. Proportions, trigger dates, and where the money sits.
What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.
Where we would not proceed. Sometimes the answer is a different building. Sometimes it is not yet.

Common Questions

Questions buyers ask first

What is the difference between a realtor and an agent?
A realtor is a licensed agent who is also a member of the National Association of Realtors. For a buyer the practical difference is small; what matters is whose side the person is on.
Should I use the developer’s recommended agent?
Ask who pays them and whether they carry the developer’s listings. An agent the developer recommends usually works closely with the developer.
How many agents should I talk to?
Two or three, with the seven tests above. The answers separate them quickly.
Does an agent need pre-construction experience?
Yes. The documents, the deposit stages and the delay mechanics are different from resale, and a good resale agent may not know them.
Can I change agents after registering one with a developer?
Sometimes, with the developer’s agreement and the first agent’s release. Easier to choose well first.
Who is the team behind Miami Dossier?
Licensed buyer-side agents of Metrik Real Estate LLC, a Miami Beach brokerage since 2002, led by principal and owner Samuel Strauch, who founded Miami Dossier.
Is a buyer advisory more expensive?
No. It is paid the same commission by the developer at closing.
What if I want to buy in Palm Beach instead?
The desk covers Palm Beach County new construction from the same files and the same team.
Can the desk work with my lawyer and accountant?
Yes, and it introduces advisers where a question is legal, tax or structuring rather than answering it itself.
How do I start?
WhatsApp 305.588.4547, or write to [email protected] with the building or the question; a person replies within 24 hours, usually much sooner.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. Start with the building you are looking at, or with the question you have; either is a conversation. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
