A family office does not buy a rendering. It buys a file. This is the file for Caretta: what to verify, in what order, and where each answer sits.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Caretta is at US Highway 1 and Donald Ross, Juno Beach; 10 minutes to Jupiter Inlet, 15 to Palm Beach Gardens, 25 to Palm Beach and Palm Beach International Airport; more than 15 restaurants within two blocks. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison. This page is the family-office operator’s reading of it, as a framework to verify, never as a finding.
The record, in the developer’s words: Development: JDL, Chicago-based luxury residential developer led by principal Jim Letchinger; more than 3,000 units built, known for 9 Walton and One Chicago. Position: US Highway 1 and Donald Ross, Juno Beach; 10 minutes to Jupiter Inlet, 15 to Palm Beach Gardens, 25 to Palm Beach and Palm Beach International Airport; more than 15 restaurants within two blocks. Residences: 95 luxury residences; architectural-grade fixtures, freestanding tubs, custom stone vanities, recessed LED lighting; bedroom mix and size ranges not published in the intake materials. Amenity: 24/7 concierge and maintenance; beach setup service; housekeeping; in-home dining; dog walking; car detailing; dry cleaning; handyman; package assistance; lock-and-leave services; resident lounge, bar and party room with demonstration kitchen; private amenity facility for massage, yoga, pilates and private events.
Compare as you read: Alba Palm Beach and Banyan Tree Residences answer the same questions differently, and the desk holds the documents for all three.
The first association budget is an estimate prepared by the developer; the question is what it carries for reserves, how the reserve study is scheduled, and under what conditions a special assessment can be levied. Florida law since 2022 requires structural integrity reserve studies for buildings of three storeys and more; ask when the first one is due for this building and who pays for it.
For Caretta the published program is: 95 luxury residences; architectural-grade fixtures, freestanding tubs, custom stone vanities, recessed LED lighting; bedroom mix and size ranges not published in the intake materials. The count of homes sets the denominator of every assessment.
The deposit schedule, the escrow agent, the account and the conditions under which the developer may use deposits above ten percent for construction are all contract terms and statutory disclosures. A family office reads the escrow agreement, not the marketing schedule.
The desk holds the deposit structure for this building and discusses it one to one; it is not published.
The brand and management arrangement is as the dossier records. Whether family members, guests or tenants may occupy without the owner, for how long, and under what registration, sits in the declaration and the rules, not in the brochure.
Amenities as published: 24/7 concierge and maintenance; beach setup service; housekeeping; in-home dining; dog walking; car detailing; dry cleaning; handyman; package assistance; lock-and-leave services; resident lounge, bar and party room with demonstration kitchen; private amenity facility for massage, yoga, pilates and private events. The rules will say when pools, spas and clubs close for maintenance and whether owners are notified; a family office asks for the calendar before the first season.
The purchase agreement and its escrow terms. The offering documents and the declaration. The first budget with its reserve lines. The management or brand agreement, and its term. The rules on guests, tenants and pets. The developer’s published materials as of the contract date, kept as the baseline against which delivery is measured.
Read the file before the floor plan. The floor plan does not change; the file decides what owning it costs.

A private report on the Miami market, sent when there is something worth knowing. No noise, no listings, no pressure.
Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For a family office that usually means the budget and the escrow before the view. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
The Miami Dossier team works for the buyer, not the developer. Every agent on Samuel Strauch’s team represents buyers in Miami pre-construction.
