Notes from the desk · Head to head

St Regis Brickell or St Regis Sunny Isles

One operator, one city, two completely different propositions. The desk at Miami Dossier reads the choice as what it is: bay and city against ocean and beach.

Written by the desk at Miami Dossier, which holds developer material on both buildings and represents neither, for readers who have narrowed it to these two. All comparisons.

The Comparison
31 August 2026

With the same operator on both sides, this comparison strips out the brand question entirely and leaves the only thing that actually matters: what kind of week you want. One of these is in a working financial district on the bay. The other is on the busiest oceanfront strip in the state.

What these two actually share

The same operating model, the same service standards and the same checkable record stand behind both, which is genuinely useful because it isolates every other variable.

Both are large programmes rather than boutique buildings, and neither answers the requirement for a quiet lobby and few neighbours.

Where they separate

Bay against ocean. Brickell is on Biscayne Bay in the middle of the city. Sunny Isles is on the Atlantic with sand at the door. That difference determines almost everything about the daily experience.

Walkability. Brickell lets you walk to work, to dinner and to the shops. Sunny Isles is a driving neighbourhood and the beach is the destination rather than the errand.

Density and sightlines. Sunny Isles has more towers per mile than anywhere in Florida, so the line matters more there than the building. Brickell has its own density but the bayfront positions are protected by water.

Community. Sunny Isles has been the established landing place for buyers from Russia, Turkey, Latin America and Israel for two decades, and that depth of services and community is a real practical asset for an arriving family.

The question that decides it

Ask where the week happens. If the answer is meetings, restaurants and a walk home, Brickell. If it is a beach in the morning and a car for everything else, Sunny Isles.

Then, if it is Sunny Isles, spend the diligence on the line rather than the building. That is where the difference lives in that zone.

Weighed

The two, side by side

Both carry a three-note series at Miami Dossier. What follows is the comparative read that the individual notes deliberately do not attempt.

The St Regis Residences Miami, Brickell

Brickell Avenue · bayfront, in the city
An operator-led bayfront programme walkable to the office core and Brickell City Centre, with the view protected by water that cannot be built on.
Suits
A buyer whose week happens in Brickell and who wants to walk to it, with service and a protected bay outlook.
Does not suit
A buyer who wants sand, quiet or a low household count. Brickell is a working district and no building inside it changes that.

The St Regis Residences Sunny Isles Beach

Sunny Isles · oceanfront, two towers
The same operating model on the Atlantic in the zone with the most tier-one product in Florida, delivered at scale in two towers. Choice, negotiation and a real resale market come with the density.
Suits
A buyer who wants the ocean, service, and the option value that a deep market provides, and who will read sightlines carefully.
Does not suit
A buyer who wants quiet or open sightlines in every direction. This is the densest oceanfront in the state.
The Verdict

The operator is constant, so the week decides it

Brickell if your life is the city and you want to walk to it, with a bay view that cannot be built out.

Sunny Isles if you want the ocean and are prepared to drive for everything else, and you will do the work on which line rather than which building.

And if you want the ocean without the density, Bal Harbour immediately south of Sunny Isles is a village with no through traffic and Mid-Beach has space between buildings. If you want the city without Brickell's noise, Edgewater is on the bay with three buildings in tier and Brickell Key is across a bridge. The operator being excellent in both places does not make either of them the right zone for you. Tell the desk at Miami Dossier where your Tuesday happens and the answer is usually immediate.
Common Questions

What buyers ask the desk at Miami Dossier

Is one St Regis better than the other?
The operating standards and the record are the same, which is why the brand is not the deciding factor. The neighbourhoods are completely different: a working financial district on the bay against the densest oceanfront in Florida.
Which is better for a family?
Neither is the strongest family answer in Miami. Sunny Isles has genuine community depth and services for international families. Brickell is a working district. For families, Coconut Grove, Coral Gables and Brickell Key answer the question better than either.
Why does the line matter more in Sunny Isles?
Towers stand close on that strip and many lines look at neighbouring buildings rather than open water. Two residences in the same tower can have completely different views. The desk at Miami Dossier reads sightlines line by line there.
¿Cuál St Regis es mejor?
Los estándares del operador son los mismos, por eso la marca no decide. Lo que cambia es el barrio: un distrito financiero sobre la bahía frente a la costa con más torres de Florida.

The questions around the building

Most of the people who bring this comparison to the desk at Miami Dossier are not only choosing between buildings. They are moving to Miami from New York, California, London, Bogotá, Mexico City or São Paulo, or adding a Miami position to a portfolio held elsewhere, and the building question sits inside a larger one: how to buy new construction here, how to hold it, and what changes when you do.

The desk keeps short notes on the parts that come up every week: how buying preconstruction in Miami actually works, what a normal deposit schedule looks like, whether you need to be in Miami to buy, whether a foreign buyer can get a mortgage, what taxes a foreign buyer pays on a Miami condo, what happens if a developer delivers late, and the Florida state income tax question. For buyers arriving from a specific market there are notes for Bogotá, Mexico City and London.

Read the ones that apply, then bring the rest to the desk at Miami Dossier. It usually takes one conversation to see which of these fits, or whether neither does.

A Note on Advice

This page is general information for people considering Miami, written by a real estate desk, not by a law or accounting firm. Nothing here is legal, tax, immigration or investment advice, and it is not a substitute for advice on your own circumstances. Rules change, treaties differ by country, and the right answer for one family is the wrong answer for another.

Figures and building details are compiled from developer documents held by the desk at Miami Dossier and from public filings. They are approximate, subject to change, and anything material should be confirmed against the current developer release before you rely on it. Where the desk at Miami Dossier does not know something, the page says so.

Speak with your own attorney and CPA before you commit to anything. If you do not have one who works with international buyers in Florida, the desk is glad to recommend an attorney, a CPA or an adviser suited to your situation, and to sit in the first conversation so that nothing is lost in translation.

The Desk

The answer changes with the person asking.

Structure, financing, currency, timing, the right building and the right line: the desk works through these questions with international buyers every week. What this page cannot do is know your position. Tell us the shape of it and we will say plainly which of these fits, which does not, and what we would want to see before anyone commits.
