Downtown Miami is the zone with the widest gap between what it is today and what it is contracted to become. Miami Worldcenter is one of the largest urban developments under way in the United States, the waterfront edge along Biscayne Boulevard is being rebuilt, and three tier-one residential buildings are landing into the middle of that, two of them supertalls from the same developer. Buying here is a bet on the neighbourhood arriving, held on a longer horizon than any other zone in this tier.

What downtown is and is not, today

Downtown is the civic and transport core: the arena, the performing arts centre, the museums on the bayfront, Brightline at MiamiCentral, the courts and the county offices. It is also, at street level and in parts, still rough in a way that the renderings do not show. That is not a reason to avoid it. It is a reason to walk the specific blocks around the specific building at eight in the morning and again at nine at night before signing anything.

The direction of travel is not in doubt. Worldcenter alone is reshaping ~27 acres. What is genuinely uncertain is the pace, and pace is what determines whether a buyer enjoys the first five years or endures them.

Three buildings, and two of them are siblings

Waldorf Astoria and Delano are both supertalls from Property Markets Group with Carlos Ott drawing the silhouette, a few blocks apart on the boulevard side of downtown. They are not rivals. They are the same entitlement position secured twice, with two different hospitality registers applied: Waldorf Astoria formal and century-old, Delano social and Miami-born. The choice between them is temperament and unit mix, not height or developer.

Casa Bella is the different animal: a Related building inside Worldcenter with B&B Italia on interiors, aimed at a buyer who wants Italian design specification and a position inside the new district rather than on the boulevard facing the bay.

Two are buying the landmark and the altitude. One is buying the district and the interiors. Buyers who understand that split stop comparing across it within about ten minutes.

The honest risk

Both of these are large programmes on long delivery horizons in a zone that is itself under construction. Delivery risk in downtown is not primarily a developer question, though it is that too. It is a question of whether the surrounding blocks complete on anything like the schedule that made the purchase attractive.

A very tall tower on Biscayne Boulevard, developed by PMG with partners, with the Waldorf Astoria name and a hotel component in the lower portion. The stacked-cube form by Sieger Suarez with Carlos Ott is genuinely distinctive rather than a variation on the standard tower. Height means the high floors and the low floors are effectively different buildings with different views and different air.
Suits
A buyer who wants an internationally legible address, hotel service, and a high floor with a bay and city view that height alone protects.
Does not suit
A buyer who wants a small building. This is a large tower with a hotel inside it and the lobby traffic reflects that. Also not for anyone who needs to know precisely what the block below looks like on move-in day.

Delano Residences & Hotel Miami

Fourth and Biscayne · downtown, ~90 stories
PMG's second downtown supertall with Carlos Ott and CUBE3, Meyer Davis on interiors, operated with Ennismore and Accor under the Delano name. ~421 fully finished residences, studios to three bedrooms in the released collection with larger residences expected later, a public observation deck at ~850 feet, and a sky pool and sky restaurant near the top. Suits
A buyer who wants the altitude and the skyline without the formality, and who will use a social building.
Does not suit

Casa Bella by B&B Italia

Related Group inside the Worldcenter footprint, with B&B Italia on interiors and specification. The argument is design coherence and being inside the new district rather than at its edge. Related's delivery record in South Florida is the longest of any developer in the market, which is the relevant reassurance on a project of this length.
Suits
A buyer who wants the Italian design specification, a position inside Worldcenter as it completes, and a developer whose delivery record can be checked across decades.
Does not suit
A buyer who wants water frontage or a protected bay view. This is a district building, not a waterfront one, and it should be bought for the district.
The Verdict

Downtown is a horizon bet, and the three buildings answer different questions

Waldorf Astoria if you want the address, the height, the formal hotel service and a bay-facing position on the boulevard, and you are comfortable that the immediate blocks will keep changing for years.

Delano if you want the same altitude with a social register, and a home from a studio up to three bedrooms that arrives finished.

Casa Bella if you want to be inside Worldcenter as it completes, with Italian design specification and Related's record behind the contract.

And the honest answer for a large share of buyers is neither, for now. Downtown asks you to hold through a construction period in a zone that is still building its street life, and that is a genuinely different proposition from Brickell, which already has one, or the beach zones, which have had one for eighty years. If you need the neighbourhood to be finished when you move in, say so and the desk at Miami Dossier will point you to zones where it already is. If you are buying a fifteen year hold and can wait, downtown is one of the few places in Miami where the ground is still moving in your favour.
