The Note
30 August 2026

This is the reference note. It is the building described plainly, from the ground up, with the figures we can attribute to the developer's published material and the public record, given in ranges where sources differ. The desk at Miami Dossier keeps it current as the release changes. A companion note on the practical decisions is linked at the end.

The district

The Arts and Cultural District is the northern end of Downtown Miami on Biscayne Boulevard, where the Adrienne Arsht Center, Museum Park, PAMM and the Frost Science Museum stand, with the Omni and Edgewater to the north and Miami Worldcenter and the Kaseya Center to the south. The Metromover's Arsht Center station and Brightline's MiamiCentral are within walking distance.

The site

1400 Biscayne Boulevard, directly across from the Arsht Center. The project was announced as Auberge Residences Miami and rebranded as Casa Bella by B&B Italia.

The tower

Fifty-six storeys, roughly 649 to 650 feet, designed by Arquitectonica with a rippling facade and curved balconies. Coastal Construction as general contractor. Topped out July 2025.

Your situation is specific. Tell the desk in one message and we will say what applies to you, what does not, and who to speak with.

The residences

Roughly 317 to 319 homes, the two figures appearing across the sources. One to four bedrooms, with one- and two-storey penthouses and Cielo Residences above, reported between roughly 700 square feet for the smallest one-bedroom and more than 5,700 for the largest penthouse. Pass-through plans, ceilings of nine, ten and eleven feet, two private elevators and a biometric vestibule in most homes, Italkraft cabinetry with Sub-Zero and Wolf, Lissoni-designed baths, and porcelain floors pre-selected by the studio, delivered decorator-ready.

The interiors and the landscape

Lissoni and Partners, Milan, on the interiors, with the common rooms furnished from the B&B Italia collections. Enzo Enea on the landscape.

The amenities

A private observatory at roughly 650 feet, described by the developer as the highest in the city. A pool deck, a fitness and wellness programme, and Lissoni-designed social and dining rooms. The desk at Miami Dossier obtains the full amenity list with the plans.

The developers

Related Group and Alta Developers, with construction financing from Cain International. More than 90% of homes reported under contract at top-out. Completion guided for summer 2026, which the developer may revise.

Where these facts come from

This note is compiled from the developer's published material for Casa Bella Residences by B&B Italia, the public construction record and the reporting around it, cross-referenced so that no figure rests on a single source. Where sources differ the note gives a range rather than a number. The desk at Miami Dossier obtains the current floor plans, release and deposit schedule directly on request and reads them with buyers; anything material should be confirmed against the developer's own documents. We do not represent the developer and we hold no position in the building.

The questions around the building

Most of the people who ask the desk at Miami Dossier about Casa Bella by B&B Italia are not only choosing a building. They are moving to Miami from New York, California, London, Bogotá, Mexico City or São Paulo, or adding a Miami position to a portfolio held elsewhere, and the building question sits inside a larger one: how to buy new construction in Miami, how to hold it, and what changes when you do.

The desk keeps short notes on the parts that come up every week: how buying preconstruction in Miami actually works, what a normal deposit schedule looks like, whether you need to be in Miami to buy, whether a foreign buyer can get a mortgage, what taxes a foreign buyer pays on a Miami condo, and the Florida state income tax question for anyone relocating from a high-tax state. For buyers arriving from a specific market there are notes for Bogotá, Mexico City and London, and a broader one on why so many wealthy families are moving to Miami.

Read the ones that apply, then bring the rest to the desk at Miami Dossier. It usually takes one conversation to see how Casa Bella by B&B Italia fits the move, or whether another building fits it better.

A Note on Advice

This note is general information for people considering Miami, written by a real estate desk, not by a law or accounting firm. Nothing here is legal, tax, immigration or investment advice, and it is not a substitute for advice on your own circumstances. Rules change, treaties differ by country, and the right answer for one family is the wrong answer for another.

Speak with your own attorney and CPA before you commit to anything. If you do not have one who works with international buyers in Florida, the desk is glad to recommend an attorney, a CPA or an adviser suited to your situation, and to sit in the first conversation so that nothing is lost in translation.

The Desk

Everything in this note has a solution.

Structure, financing, currency, timing, the right building and the right line: the desk works through these questions with international buyers every week, and the answer is nearly always that it can be done, in order, without surprises. If Miami is on your mind, as a home or as an allocation, we would be glad to share what we are seeing, privately, and to start with the question this note did not answer.
