Ninety stories at Fourth and Biscayne, ~421 finished residences, and Miami's first public observation deck ~850 feet over the city. This is the second supertall entitled in Downtown Miami, and it comes from the same developer and the same conceptual artist as the first.

Property Markets Group commissioned Carlos Ott as conceptual artist with CUBE3 on architecture, Meyer Davis on interiors and architecture, and Ennismore with Accor as the project team behind the Delano name. What follows is the record, and our read of it.

Why it made the desk

Downtown Miami had no building over ninety stories two years ago and is now entitled for two, and both come from Property Markets Group with Carlos Ott drawing the silhouette. That is the first thing to understand about this tower: it is a sibling of Waldorf Astoria a few blocks away, not a rival to it. The height is an entitlement position that the rest of the coast cannot copy, and PMG has now secured it twice.

The name is the second thing, and it is a different kind of name. Waldorf Astoria is a century of formal hospitality. Delano is the 1947 hotel on Collins that in 1995 became the building where the lifestyle hotel was effectively invented, and every boutique hotel in Miami since has been arguing with it. Here that memory is applied to a downtown tower operated with Ennismore and Accor, with a public observation deck, a sky restaurant and a sky pool near the top. The register is social rather than formal, and buyers who want a quiet lobby should know that going in.

Three things to read with care. The developer’s own disclosure states that the Delano licence can be terminated, in which case the building loses the name, which is the question the desk asks of every branded residence and which this brochure answers unusually plainly. Homes in the released collection run from ~427 square foot studios up to 3 bedrooms, which makes this the most accessible entry in coverage and a different buyer from the tower a few blocks away. Larger residences are expected in later releases, so a household that needs four bedrooms should ask what has opened rather than read a ceiling into the published plans. ~421 residences over a hotel is also a large building.
