For the buyer who will not move anywhere the dog cannot come, and wants to know what a new tower publishes for the animal before the rules say what it may not.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Three buildings on our file, one in each neighbourhood, publish something for the dog by name. Cipriani Residences Miami in Brickell publishes a dog park on its amenity list, From $1,859,900, delivering summer 2027. Four Seasons Private Residences Coconut Grove publishes dog grooming among its à la carte services, in a building of 70 homes with terraces at least 10 feet deep. The Ritz-Carlton Residences, South Beach publishes pet care à la carte among 30 oceanfront homes. What none of the three publishes is the rule: how many animals, what weight, which breeds, where they walk and who decides, and that is in the declaration and the rules, not the brochure. Pet friendly in a brochure means allowed; pet friendly in a declaration means the clause, and we set out how to read it below.
The same five axes, from the developers' published material only.

This is the daily question and the brochure rarely answers it. Cipriani's dog park is the one published answer among the three: a space in the building, so the dog goes out without the owner crossing a lobby in a bathrobe at six in the morning. At Four Seasons Coconut Grove the terraces are published at 10 feet deep or more and the building has 70 homes over 20 storeys, so the walk is outside and the grooming is inside; at The Ritz-Carlton Residences the beach is in front and the Lincoln Road corridor beside, and the published service is care rather than space. In every tower the practical questions are the same: which elevator the dog may use, whether there is a service entrance the rules prefer, where the relief area is and who cleans it, and whether the beach or the park across the road allows dogs at all, which is the city's rule, not the building's. Read pets, guests and house rules at Cipriani, at Four Seasons Coconut Grove and at The Ritz-Carlton Residences South Beach.
Almost everything the brochure leaves open. A Florida condominium's declaration and its rules may set the number of animals per home, a weight limit, a list of breeds, a registration with the association, vaccination records, a leash rule in the common areas, a ban from certain amenities, a fine schedule for noise or mess, and an approval for a replacement animal. Rules that were silent at launch can be added by the board later within the declaration's limits, which is why an owner reads the amendment procedure as well as the current text. A service animal or an emotional support animal is a different matter under federal and state fair housing law, where the association must consider a reasonable accommodation; that is a question for counsel, not for the sales gallery. Read how to read the amenity rules before buying and who can live in your Miami condo besides you for how the occupancy clause and the pet clause sit side by side.
The board, through the manager, under the fining and suspension powers Florida's condominium statute gives an association, with a notice and a hearing before a committee of owners. Enforcement in a branded building has a second layer: the brand standard that the operator keeps for the common areas, which may be stricter about the lobby and the restaurant than the association's own rules. A buyer reads three things: the current rules as recorded, the fine schedule, and the minutes of the last year if the building is already running, because a building that has fined for dogs tells you more than a building that has not. Read the five sections of condominium documents and when the developer hands a Florida condo association to its owners for who writes the rules in the first years.
Six questions, each answered by a document rather than a smile. How many animals, what weight, which breeds, and where is that written. Which elevators and entrances the dog may use and where the relief area is. Whether the pool deck, the restaurant terrace and the beach club admit dogs. What the registration, the deposit and the fine schedule are. Whether the rules can be changed by the board alone or need an owner vote. And, for a buyer who will travel, whether a dog walker or a sitter is treated as a guest, a vendor or an occupant under the rules, because that decides whether they can get past the desk. Read documents before closing on a new Miami condo and which new West Palm Beach condo is pet friendly for the same six questions asked an hour north.
Cipriani suits the Brickell buyer who wants the dog park already published, a terrace off every living room and a summer 2027 date. You share the house, and the park, with 397 neighbours. Read is Cipriani worth it and the Brickell zone page.
Four Seasons Coconut Grove suits the buyer who wants a large terrace, a water view from every home and grooming on the menu, in a building of 70. You give up a published price and a published date. Read what the Four Seasons name does in the Grove and the Coconut Grove zone page.
The Ritz-Carlton Residences, South Beach suits the buyer who wants the ocean in front, pet care on call and 30 neighbours. You give up a published price and a published relief area. Read The Ritz-Carlton Residences South Beach: what to know before you buy and the South Beach zone page.
The desk reads the pet clause, the fine schedule and the amendment procedure with the buyer before the reservation, which is how the dog stops being a surprise.
