There are delivered buildings here, which matters more than it sounds. Missoni Baia and Elysee are finished and have traded in resale, so recorded comparables exist in a district where almost everything else is a rendering.
Much of the district is still under construction. A quiet corner today can be a site in two years, and the outlook you are paying for is only as durable as the zoning on the parcels in front of it.
There is considerably less at street level than Brickell. Residents drive for more errands, and buyers who intend to live here full time notice that within a week.
The delivery horizons vary enormously. EDITION has been indicated for around 2026, Villa Miami for late 2027 and Anantara for around 2030. Those are not comparable purchases and they should not be priced against each other.
Assuming the outlook is settled. What is permitted on the adjacent and intervening parcels is the single most important question in this district and it has a documented answer that almost nobody asks for.
