For the family leaving Mexico City for Brickell, with a bank that has never wired to a Florida escrow agent, children who will visit for weeks at a time, and one move to get the address right.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Three Brickell buildings on our file fit three different Mexico City families. Cipriani Residences Miami is the service universe as a permanent address: 397 residences in an 80 storey tower at 1420 South Miami Avenue, topped off in July 2026 and delivering summer 2027, From $1,859,900, per the developer availability list of September 2026. ORA by Casa Tua is the furnished tower: 77 storeys of fully furnished, move in ready homes at 1210 Brickell Avenue, From $952,900, as published by the developer. Nobu 619 Brickell is the waterfront one: about 300 residences across 75 stories on one of the last bay side sites, From $2,950,000, published by the developer. The Mexican questions, the funds file, title and the estate exposure, are the same for all three and are below as mechanics for counsel. The district is mapped on the Brickell and Brickell Key zone hub, and the sibling read is relocating from Geneva to Miami Beach.
The same five questions, from the developers' published material only.
Cipriani Residences Miami. Price point: From $1,859,900, per the developer availability list of September 2026, for a one bedroom plus den. Nobu 619 Brickell. Price point: From $2,950,000, published by the developer. Delivery: no date in the material on our file. Unit mix: about 300 homes of one to five bedrooms, Sky Villas and Penthouses, from about 1,160 square feet. Position: 619 Brickell Avenue, waterfront, with water views from every living room and primary bedroom. Operator or brand: Nobu, under licence to the developer, 13th Floor Investments with Key International; design by Foster + Partners with Sieger Suarez as architect of record and Studio Munge interiors, about 90,000 square feet of amenity including an 86 foot sunset pool and the resident only Wellness and Longevity program. The full record is on the Nobu dossier and in 619 Brickell by Nobu: what to know before you buy.
Cipriani suits the family that wants the move finished on a date: topped off, delivering summer 2027, with the remaining question being selection rather than viability, and a service standard the family already knows from the Cipriani houses. What you give up is choice inside a building more than 80 percent sold. ORA suits the buyer who wants to land in a furnished home without a designer or a fit out period, at the lowest published entry of the three, and who reads the licence clause with counsel before valuing the brand. What you give up is a delivery date: the material on file carries none. Nobu suits the buyer for whom the water is the point: a waterfront site Brickell no longer produces, at the highest published entry of the three. What you give up is the same open calendar, and the furnished certainty ORA sells. The first call for any of the three is framed in who should I call about buying in Brickell and Brickell Key.
A source of funds file, assembled before the first wire: account statements, the sale, dividend or business income that produced the money, and entity papers if a company buys. A Florida escrow agent receiving a wire from Mexico asks who sent it, from which account, and why the names on the wire and the contract match or do not. Deposits move in stages under each building's schedule: at Cipriani the filed materials publish no deposit terms, in general terms staged deposits with the balance due at closing; at ORA the developer's schedule is held by the desk and never published. Two rules travel with every wire: confirm the escrow instructions by voice on a number you already hold, never from the email that carried them, and expect the peso to dollar path, the bank's own compliance review and the transfer timing to be part of the schedule, not an afterthought. None of this is advice; it is the file the buyer's bank and counsel will ask for, listed so it can be built before the reservation.
How the home is held, in a personal name, through a Mexican entity, through a United States entity or in a trust, decides privacy, liability and tax treatment, and it is counsel's call, made before closing rather than corrected after it. United States real property is a United States situated asset, and a non-resident owner can face United States estate tax exposure on it above a threshold far smaller than a citizen's; treaty and structure questions go to counsel on both sides of the border before the contract, while the holding can still be chosen freely. The same conversation covers who signs, what happens on a death or a divorce under each holding form, and how the family in Mexico City uses the home between visits under each building's guest rules. The desk frames the list and sits in the first conversation so nothing is lost between the two legal systems; it does not answer the questions itself. The Spanish shelf answers the same buyer in Spanish at comprar preventa en Miami desde Mexico.
