For the buyer of a home at the Ritz-Carlton Residences South Beach or the Shoreclub who will be away for months at a time and wants one folder that answers every question the building, the insurer and the next buyer will ask.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Twelve papers, in two halves. Before closing: the recorded declaration with its exhibits, the shared facilities agreement between the residences and the hotel beside them, the brand licence or its summary, the first budget and the reserve schedule, the flood zone letter and the association's insurance certificates, the title commitment, and the purchase agreement with every addendum. After closing: the deed and the owner's title policy, the closing statement, the owner's policy on the home, the association's approval of you as owner, and a written absence plan the building has accepted. South Beach adds two things a Brickell file does not carry: a hotel sharing the site, at the Ritz-Carlton the Sagamore with direct access, at the Shoreclub Auberge, and the sea, which decides the flood paper and the storm plan. The building's own notes hold the detail; this page is the folder.
The Ritz-Carlton Residences, South Beach publishes direct access to the Sagamore, a residents' beach club with cabana service, and restaurant and beach club programming by Jose Andres; 30 homes over 15 storeys at 1671 Collins Avenue, delivery planned 2027. The Shoreclub Private Collection publishes Auberge Resorts Collection as hospitality partner, an Auberge spa, a beach club with cabanas and a residential pool of its own; ~49 homes across The Tower, The House and The Beach House at 1901 Collins Avenue, From $4,850,000. In both, the paper that says who owns the pool deck, who may use the beach club, what the residences pay the hotel each year and how that charge may rise is the shared facilities agreement, or the cost-sharing section of the declaration, and it goes in the file with the first budget beside it. Read hotel guests and resident spaces at the Ritz-Carlton South Beach, at the Shoreclub and what the branded residence premium buys.
The Ritz-Carlton fact sheet states the name is under licence to Sobe Sky Development LLC and the building is not owned, developed or sold by The Ritz-Carlton Hotel Company, with owner benefits at Marriott International luxury hotels subject to availability. The file holds the licence's term, who may end it and what the building is called afterwards, because those decide what the owner benefits are worth on the day of resale. Read licensing terms at the Ritz-Carlton South Beach. The Shoreclub rises behind the preserved Cromwell House facade, a landmarked MiMo building, and the file holds whatever the declaration and the city's historic preservation rules say about the facade, the beach club's footprint and any change an owner or the association may want later; a landmark is a permanent neighbour. Read what to know before you buy at the Shoreclub and the Shoreclub vs the Ritz-Carlton South Beach.
Four. The flood zone determination for the address and the floor, which the lender orders and a cash buyer orders anyway; the association's master policy certificates, wind and flood, with the deductibles, because a named storm deductible is a share of the building's value that owners fund if it is called; the owner's policy on the home, with contents and loss assessment coverage set with the broker; and the association's reserve schedule, which on a Miami Beach building after the 2022 statutory changes is tied to the milestone inspection and the structural reserve study. Read Miami Beach flood maps and insurance, the flood insurance check at the Ritz-Carlton South Beach, Miami condo insurance and what a beach building's reserve study tells you.
A South Beach owner away for months leaves a home that the building, not the owner, will enter first. The plan is written and accepted: who holds the key, which staff may enter and when, the humidity set point and who reads it, the water shutoff and the leak sensors, the hurricane shutter or glass protocol and who executes it, the mail, the car in the garage, and the contact order. The Ritz-Carlton publishes a 24 hour doorman, concierge and valet; the Shoreclub a driver chauffeur room and a private meeting suite among its amenities; neither publishes an absence service in the material on our file, so the owner asks the Director of Residences, or the manager, what is offered and what is billed. Read lock and leave at the Ritz-Carlton South Beach, at the Shoreclub and closing a Miami condo during hurricane season.
Everything above, plus the record of what you did: the estoppel certificate the association issues when you sell, which states what you owe and any violation; the approval you received as owner, so the next buyer knows the process; the licence summary and the owner benefits as they stood; and the absence plan, which tells a buyer from out of state the building can be left. Read what a condo estoppel certificate tells a Miami buyer, the ownership file at the Ritz-Carlton South Beach and at the Shoreclub. For the same folder on a different beach, read the ownership file for a Mid-Beach oceanfront condo; the South Beach zone page maps the addresses. The desk reads the shared facilities agreement, the licence and the first budget with the buyer before closing, and the absence plan with the building after it.
