Human. Spanish is functionally a first language across much of the metropolitan area, and the professional, legal and medical infrastructure operates bilingually as a matter of course.
Geography does not change. Miami is the closest major US city to most of Latin America with the flight connectivity to match.
The network is self-reinforcing. Because the lawyers, bankers, accountants and schools already serve this population, the next family or firm faces the lowest possible cost to arrive.
It is driven by conditions at home rather than opportunity here. Currency instability, political risk and capital controls are the drivers, and they operate independently of anything happening in the US market.
That last point is the important one. It means this flow does not correlate with US interest rates or domestic sentiment, which is exactly why it has continued through cycles that stopped everything else.
A persistent bid for well-located Miami property from buyers whose motivation is preservation rather than yield. That buyer is less price sensitive, less rate sensitive and often buys with cash.
Demand that is broad across countries rather than concentrated, so a crisis in one country reduces one component rather than the whole.
And a floor rather than an accelerator. This flow does not create booms. It absorbs supply steadily and keeps bidding when domestic buyers stop, which is what a floor is.
It is not unlimited. Regional wealth is finite, and periods of stability at home reduce the urgency to move capital out.
It concentrates in specific places. Brickell, Edgewater, the Beach, Sunny Isles, Doral and Aventura, with clear national patterns within them. It does not support every neighbourhood equally, and buying on the general story in a place this flow does not reach is a mistake we see regularly.
