For the parents who want the island's privacy and a home of 3 to 8 bedrooms, and need to know what the ferry does to a school morning before they fall for the shoreline.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
It can be, for a family that treats the ferry as part of the day rather than an obstacle to it. Six Fisher Island, the last building the island will get, publishes ~50 waterfront homes of 3 to 8 bedrooms, from ~3,900 to over ~15,000 square feet, a padel court, a children's playground, a residents-only oceanfront restaurant and no bridge: arrival by ferry, private boat, house car and tender, or the private marina, with no published entry price. Every school is on the other side of the water. On the mainland, Waldorf Astoria Residences Miami, From $3,300,000, publishes 1 to 4 bedrooms and a kids club in Downtown; 619 Brickell by Nobu, From $2,950,000, publishes 1 to 5 bedrooms and two padel courts on the Brickell waterfront. The family's first question is not the home. It is how many crossings a week the household will make, and who makes them.
The same five questions, from the developers' published material only.

The developer publishes the fact and not the timetable: no bridge, arrival by ferry, private boat, house car and tender, or the private marina. For a family that means the day has a crossing at each end, the car either lives on the island or on the mainland, and a child's after-school life depends on who can make the trip at four. The questions to put to the sales team and to the island, in writing: the ferry's hours and frequency in term time, whether a resident's car crosses or a house car meets it, what the house car and tender cost the association, how a school bus or a carpool is handled at the mainland landing, and what happens on a day the water is closed. Read grounds, gardens and arrival at Six Fisher Island and Fisher Island or Downtown Miami: enclave or city, which puts the same crossing against a tower with a street door.
Six Fisher Island publishes 3 to 8 bedrooms, which is the widest family range on this page, and a padel court, a children's playground, bayfront and sunset pools with cabanas, and a residents-only oceanfront restaurant. Waldorf Astoria publishes 1 to 4 bedrooms and a kids club with the resort pool and a private residential pool deck. Nobu publishes 1 to 5 bedrooms, two padel courts, screening and gaming lounges and an 86 foot sunset pool. The rules the brochure never prints are the ages and hours at which children may use each, and whether a hotel's guests share them; on the island there is no hotel in the building, and on the mainland Waldorf Astoria has one. Read children and family life at Six Fisher Island, at Nobu and hotel guests and resident spaces at Waldorf Astoria.
Six Fisher Island's published terms are that a lifetime Fisher Island Club membership comes with closing, subject to Club approval, with the developer paying the initiation fee only and annual dues and charges falling to the owner. For a family the questions are who the membership covers, whether children and a nanny are included or added, what the dues are today, and what the Club's rules say about children's hours at its own facilities. A membership held through a trust or a company raises a further question of whose children it names. Read club membership obligations at Six Fisher Island and LLC, trust or personal name. The mainland towers carry no club; their amenities are the association's under the declaration.
Six Fisher Island publishes three lobbies with full-time concierges, private elevator entry to each residence, a residential butler and an on-site general manager. Waldorf Astoria publishes Hilton managing the property and a smart home with concierge access. Nobu publishes a resident Nobu cafe and a wellness floor. None publishes the house rules on who may hold a key, which decides whether a nanny or a grandparent can run the home for a week. Ask for the rules on staff access, registered guests and the service entry, and read household staff and service entry at Six Fisher Island and living part-time on Fisher Island or in South Beach.
Six Fisher Island suits the family that wants the largest homes on this page, water on every side, a playground and a padel court inside the gate, and the island's privacy. You give up a street door; every school day crosses the water, and the Club's dues are for life. Read the Six Fisher Island dossier.
Waldorf Astoria suits the family that wants a Downtown tower with a kids club and a hotel name running the house, and a drive rather than a crossing. You give up the island, take a hotel in the building and buy up to 4 bedrooms. Read the Waldorf Astoria dossier.
Nobu suits the family that wants a waterfront home of up to 5 bedrooms in Brickell with padel courts and a wellness floor. You give up the island and the club. Read the Nobu dossier.
The Fisher Island zone page maps the island; relocating to Miami with a family covers schools and the year, and buying a condo in Miami for a family covers the documents. The desk reads the plans by line, the Club's current terms and the house rules on children and staff with the family before anyone reserves.
