A low rise, tree covered village on Biscayne Bay, quieter and greener than Brickell and considerably less dense. The character is closer to a neighbourhood than to a district.

Low rise construction is why the rooftop pools exist here. A seven storey building has roof area to allocate across twelve residences in a way a seventy storey tower simply does not.

Vita at Grove Isle has twelve penthouses with private rooftop pools. That is not possible in a tower.

What Buyers Get Wrong Here

The zone specific mistake.

The Grove error is not asking who owns the roof. With this many private rooftop pools on low rise buildings, sitting above other residences, the deeded versus limited common element question is sharper here than anywhere else in the market.

The second is treating Grove Isle as ordinary Coconut Grove. It is a private island reached by a single guarded bridge, which is genuine privacy and a single point of access.

The third is conflating the two Mr. C buildings. Bayshore and Tigertail are separate addresses with separate documents and separate running costs.
