Sunny Isles Beach new construction, 2026: The St. Regis Residences and Bentley Residences, side by side

Sunny Isles Beach is the stretch of Collins Avenue where the tallest oceanfront towers in Miami-Dade stand in a line. Two of the newest carry names from outside real estate entirely.

This page compares and explains. Whether a building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The Place

Collins Avenue, north of Bal Harbour.

Sunny Isles Beach is a barrier island city between Bal Harbour and Golden Beach, with the Atlantic to the east and the Intracoastal to the west. Its skyline is oceanfront towers of fifty storeys and more, one after another along Collins Avenue. Both buildings below stand on the sand.

The St. Regis Residences Sunny Isles Beach

A service name with no hotel on the property.

18801 Collins Avenue: two towers on about 4.7 acres with about 435 linear feet of oceanfront. The North Tower, phase two, rises about 750 feet over 62 storeys with about 170 residences of two to four bedrooms, about 1,785 to 5,674 square feet, and five bedroom penthouses from about 7,520 to over 10,000 square feet. Arquitectonica designed it; Anastassiadis did the interiors; EDSA the landscape. The St. Regis Hotel Company manages it.

Entirely private residential: no hotel on the property and no transient use. More than 70,000 square feet of amenity, a beach club at beach level, a sunset pool deck on the sixth floor, a double-height lobby of about 10,000 square feet, a private elevator and entry foyer to every residence. Solar glass on the west facade, a Shabbat mode on the elevators, a dog park and pet spa. Owners may take part in Marriott International’s Luxury Residences Hotel Reservation Service.

Offered from $5.1 million by the developer.

Bentley Residences

The car comes up with you.

Dezer Development on a 2.4 acre oceanfront site with about 200 feet of sand: 63 storeys, about 710 feet, about 216 oceanfront residences. Bentley Motors did the interior and exterior design with Sieger Suarez Architects; the facade is diamond shaped glass drawn from the motif on every Bentley product.

Four robotic high speed car lifts, the Dezervator, carry the vehicle to a private sky garage in each residence: three or four cars, beside a private heated pool with a raised sundeck, a summer kitchen with Gaggenau, ten foot ceilings and a sauna in the primary bath. More than 20,000 square feet of amenity across three levels furnished by Bentley Home, with a three storey lobby, a restaurant under 33 foot glass and a whiskey bar.

Offered from $5.8 million by the developer.

Side By Side

What the two names actually mean.

St. Regis is a service culture applied to a residential building: the butler tradition, the lobby, the club, without guests. Bentley is an object applied to a building: the car in the home, the marque in every surface. One sells the standard of a hotel without the hotel; the other sells the identity of a car company as a place to live.

On the site: St. Regis has about 4.7 acres and 435 feet of oceanfront across two towers; Bentley has 2.4 acres and about 200 feet in one. On the homes: St. Regis runs two to four bedrooms with large penthouses; Bentley’s homes each carry a garage and a pool of their own. On the ground: St. Regis has a beach club and a 10,000 square foot lobby; Bentley has three furnished amenity levels.

Neither is the other’s competitor. They are two different buyers standing on the same sand.

The plans by line, and which lines are left. The developer’s current release, not the brochure’s.

What the sales gallery will not volunteer. The view lines that close, the floors that trade first, the association budget.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. In Sunny Isles that means the site and the service idea before the name. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
