The Residences at Six Fisher Island: ten reasons buyers choose it

The Residences at Six Fisher Island is a ten-storey building of roughly 50 homes on the last developable parcel of Fisher Island, roughly 6.5 acres with roughly 650 feet of shoreline, by Related Group with BH Group, Teddy Sagi and Wanxiang, designed by Kobi Karp with interiors by Tara Bernerd and landscape by Enea. The cranes came down in August 2026 and delivery is guided for late 2026 to 2027. Here is what the buyers who choose it are choosing.

Written by the desk at Miami Dossier from the developer's published material and the public construction record, cross-referenced across several sources, with anything unconfirmed flagged. The desk works in English, Spanish and Portuguese and does not represent the developer. All notes from the desk.

The Note
30 August 2026

The desk at Miami Dossier covers a small number of Miami buildings closely rather than the whole market lightly. Six Fisher Island is one the desk is asked about every week by buyers at the top of the market, and this note is compiled from the developer's published material and the public record rather than from a brochure summary. It is the list of reasons buyers give when they choose this building, in the order we hear them, with the facts behind each one.

One. The last parcel on Fisher Island

Fisher Island is a private island of roughly 216 acres off the tip of Miami Beach, reached only by ferry, with the highest per-capita income of any postcode in the United States and no bridge. Six Fisher Island is its final developable parcel: roughly 6.5 acres on the site of the Vanderbilt family's former retreat. When it is built, the island is complete. The desk at Miami Dossier reads that as the first reason before any of the others.

Two. Roughly 650 feet of shoreline on 6.5 acres

Published material cites roughly 650 linear feet of shoreline, with amenity along more than a thousand feet of the water's edge including the marinas, on a site of roughly 6.5 acres. Ten storeys and roughly 50 homes on that land is a density closer to an estate than a condominium.

Three. Three to eight bedrooms, and nothing small

Roughly 50 residences from three to eight bedrooms, reported from roughly 3,900 square feet to well above 12,000 in the penthouses, with 15-foot-deep terraces on every home facing the Atlantic and the bay, and private pools and outdoor kitchens in select residences.

Your situation is specific. Tell the desk in one message and we will say what applies to you, what does not, and who to speak with.

Four. Tara Bernerd and Partners

Tara Bernerd designed the residences, the baths, the wardrobes and more than 55,000 square feet of amenity, as she did at The Perigon in Miami Beach: natural stone, bespoke millwork, and rooms drawn as a whole.

Five. Kobi Karp on the building

Kobi Karp Architecture, the Miami practice behind the Surf Club and 1 Hotel South Beach, designed a low, wide building that gives the shoreline to the homes rather than to a tower.

Six. Enea on the grounds

The landscape is by Enea Garden Design, the Swiss studio that has become the reference at this level in Miami, from Rivage Bal Harbour to Baccarat Residences. On 6.5 acres the gardens are most of what the resident sees.

Seven. Fisher Island Club membership

Purchasers receive membership of the Fisher Island Club, with its beach club, golf course, tennis, spa, restaurants and two deep-water marinas for yachts to roughly 250 feet. The building adds its own two pools, spa, gym, restaurant, lounge and courts on top of that.

Eight. Private elevator foyers and dual wardrobes

Every home has a private elevator foyer; primary suites have two fully outfitted walk-in wardrobes, a midnight bar and direct terrace access; kitchens are Sub-Zero and Wolf with a dual-fuel range, steam oven and wine storage in the published specification.

Nine. The top of the market has already voted

Public reporting records two penthouses sold for a combined figure in the region of 150 million dollars before groundbreaking, and the building half sold at that point. Whatever one thinks of it, that establishes where the building sits.

Ten. Related Group, with the cranes down

Related Group has delivered more condominium towers in South Florida than any other developer, with BH Group, Teddy Sagi's Globe Invest and Wanxiang as partners and Coastal Construction as general contractor. The tower cranes were removed in August 2026 as construction entered its final stage, with delivery guided for late 2026 to 2027. The desk at Miami Dossier holds the delivery history and shares it on request.

The questions around the building

Most of the people who ask the desk at Miami Dossier about The Residences at Six Fisher Island are not only choosing a building. They are moving to Miami from New York, California, London, Bogotá, Mexico City or São Paulo, or adding a Miami position to a portfolio held elsewhere, and the building question sits inside a larger one: how to buy new construction in Miami, how to hold it, and what changes when you do.

The desk keeps short notes on the parts that come up every week: how buying preconstruction in Miami actually works, what a normal deposit schedule looks like, whether you need to be in Miami to buy, whether a foreign buyer can get a mortgage, what taxes a foreign buyer pays on a Miami condo, and the Florida state income tax question for anyone relocating from a high-tax state. For buyers arriving from a specific market there are notes for Bogotá, Mexico City and London, and a broader one on why so many wealthy families are moving to Miami.

Read the ones that apply, then bring the rest to the desk at Miami Dossier. It usually takes one conversation to see how The Residences at Six Fisher Island fits the move, or whether another building fits it better.

A Note on Advice

This note is general information for people considering Miami, written by a real estate desk, not by a law or accounting firm. Nothing here is legal, tax, immigration or investment advice, and it is not a substitute for advice on your own circumstances. Rules change, treaties differ by country, and the right answer for one family is the wrong answer for another.

Speak with your own attorney and CPA before you commit to anything. If you do not have one who works with international buyers in Florida, the desk is glad to recommend an attorney, a CPA or an adviser suited to your situation, and to sit in the first conversation so that nothing is lost in translation.

The Desk

Everything in this note has a solution.

Structure, financing, currency, timing, the right building and the right line: the desk works through these questions with international buyers every week, and the answer is nearly always that it can be done, in order, without surprises. If Miami is on your mind, as a home or as an allocation, we would be glad to share what we are seeing, privately, and to start with the question this note did not answer.
