Kempinski Residences or Anantara Residences Miami: which one, for which buyer

Both towers put a European hotel name on Biscayne Boulevard. One has no hotel in it at all. The other stacks a hotel, resort residences and private residences in a single fifty storey building. The choice is about which of those two ideas you want to live inside.

This page compares and explains. Whether a building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.

The Two Addresses

Two miles of the same boulevard.

Kempinski Residences sits at 3801 and 3883 Biscayne Boulevard, at the gateway to the Miami Design District, with the bay and the skyline to the east across the boulevard. The site is not on the water.

Anantara Residences Miami sits at 3601 Biscayne Boulevard in Edgewater, on approximately two acres of bay frontage, with nothing to the north of it between the tower and the water.

Same boulevard, different relationship to the bay. Kempinski looks at it. Anantara stands in it.

What The Brand Does

Service without a hotel, or a hotel with residences above it.

At Kempinski there is no hotel on the site. The name, used by the developer under licence, brings daily management by Kempinski Group and a service culture built since 1897. The eighteen guest suites are sold to residents for their own visitors; they are not hotel inventory.

At Anantara there is a hotel: roughly fifty suites on the first floors, run by Anantara, part of Minor Hotels. Above them, approximately 120 resort residences of one and two bedrooms that owners may place in the hotel’s inventory, and above those, approximately 100 private branded residences of three to six bedrooms with their own amenity floor.

The practical difference: at Kempinski every neighbour is an owner. At Anantara the building has three populations, and the private residences are designed to sit apart from the other two.

The Homes

Corners against floors.

Kempinski is two towers of 23 storeys with four lines per floor, so every home is a corner: two to four bedrooms with a den, about 2,100 to 3,100 square feet inside, terraces ten feet deep, private elevator lobbies. Six townhomes sit at the base. Arquitectonica drew the towers; Rockwell Group did the interiors.

Anantara is one tower of fifty storeys and approximately 650 feet. The private residences come as quarter, half and full floors of three to six bedrooms, with interiors by Studio Patricia Urquiola, her first residences in the United States, and architecture by Kohn Pedersen Fox.

If the corner and the ten foot terrace are the point, Kempinski. If the floor plate and the bay on three sides are the point, Anantara.

The Amenity Idea

A bridge, or an entire floor.

Kempinski joins its two towers on the fourth floor: three pools, a spa with cold plunge and saunas, a padel court, golf and Formula 1 simulators, a signature restaurant, house cars, gardens by Enea. It is a club between two buildings.

Anantara gives the private residences their own amenity floor of roughly 25,000 square feet inside about 130,000 square feet of amenity in total, and a Vitality Centre of about 30,000 square feet across a whole floor, plus two acres of gardens by P Landscape of Bangkok and a rooftop helipad.

The Numbers

Entry price and delivery, as the developers publish them.

Kempinski Residences is offered from $3.7 million by the developer, with delivery expected in the first quarter of 2030. Anantara Residences Miami is offered from $1.8 million by the developer, with the resort residences at the entry and the private residences above; the developer’s opening is stated as 2030.

Current pricing, availability and deposit schedules for either building are held by the desk and discussed one to one.

The Desk’s Read

Which buyer, which building.

Kempinski is a location decision first: a walk into the Design District, a short drive to everything else, a quiet building of owners. The buyer who wants the ocean will look elsewhere; the buyer who wants to walk to dinner has few alternatives at this size.

Anantara is a resort decision: the bay on three sides, a hotel downstairs, gardens, the option of income through the resort residences. The buyer who wants privacy buys high; the buyer who wants the building to work for them buys the resort floors.

Two good answers to two different questions. The desk asks the question first.

Before You Act On Any Of This

Before you act on any of this

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For these two that usually means the location question before the brand question. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
