Kempinski Residences Miami Design District: ten reasons buyers choose it

Kempinski Residences Miami Design District is a two-tower development of roughly 132 residences, six townhomes and 17 resident-owned suites at 3801 Biscayne Boulevard, by DaGrosa Capital Development Partners, designed by Arquitectonica with interiors by Rockwell Group and landscape by Enea. It is Kempinski's first branded residence in the United States, announced in January 2026 with completion targeted for late 2029. Here is what the buyers who choose it are choosing.

Written by the desk at Miami Dossier from the developer's published material and the public construction record, cross-referenced across several sources, with anything unconfirmed flagged. The desk works in English, Spanish and Portuguese and does not represent the developer. All notes from the desk.

The Note
30 August 2026

The desk at Miami Dossier covers a small number of Miami buildings closely rather than the whole market lightly. Kempinski Design District is one the desk began fielding questions on the week it was announced, and this note is compiled from the developer's published material and the public record rather than from a brochure summary. It is the list of reasons buyers give when they choose this building, in the order we hear them, with the facts behind each one.

One. Kempinski's first residence in the United States

Kempinski, founded in 1897, is Europe's oldest independent luxury hotel group, with hotels in Geneva, Munich, Istanbul, Bangkok and across the Gulf. It has never put its name on an American residential building before. For a buyer from Europe, Latin America or the Gulf who knows the brand from those cities, that recognition is the reason, and it is a different buyer from the one a Miami-first brand attracts.

Two. The Design District at the door

3801 Biscayne Boulevard sits at the gateway to the Miami Design District, the neighbourhood of flagship fashion houses, galleries, the ICA and the restaurants that grew around them, with Wynwood, Midtown and the Edgewater bayfront a few minutes in each direction and Downtown ten minutes south.

Three. Two towers of 20 storeys, not one of fifty

Two towers of roughly 20 storeys rather than a single tall one, connected by an elevated amenity bridge. That is a low-rise proposition by Miami standards and it puts every home within a short lift ride of the ground.

Your situation is specific. Tell the desk in one message and we will say what applies to you, what does not, and who to speak with.

Four. Roughly 132 residences, and every one a corner

Published material describes roughly 132 residences across the two towers, with all homes as corner residences. Six townhomes sit at the base, and 17 suites are available for purchase by residents alone, which is an unusual and practical amenity for a household with visitors.

Five. Two to four bedrooms, roughly 2,100 to 3,100 square feet

Published plans run from two to four bedrooms at roughly 2,100 to 3,100 interior square feet, with total living area to roughly 3,700 including terraces. These are family-scale homes rather than pied-a-terre plans, which is unusual this close to the Design District.

Six. Arquitectonica, Rockwell Group and Enea

Arquitectonica on the towers, the Rockwell Group of New York on the interiors, and Enea Garden Design on the landscape. Rockwell also designed the interiors at the St. Regis Residences in Brickell; Enea recurs at Rivage, Baccarat and Casa Bella.

Seven. Rockwell kitchens with Gaggenau

Custom kitchens by Rockwell with European cabinetry and Gaggenau appliances, including built-in coffee, induction and side-by-side refrigeration, in the published specification.

Eight. Wellness, and then some

The published amenity programme runs to a spa, a fitness centre, a padel court, a lap pool, a cold plunge and saunas, alongside golf and Formula 1 simulators, a screening room, library lounges and dedicated children's facilities, spread across the two towers and the bridge between them.

Nine. Bay and skyline views without bay frontage

The site is not on the water, and the desk at Miami Dossier says so plainly. What the towers have is elevation and orientation: published material describes terraces with views across Biscayne Bay and the Downtown skyline. That is a different thing from bay frontage and it is priced differently.

Ten. A 2029 delivery, and a developer new to this scale

DaGrosa Capital Development Partners, a Miami firm focused on ground-up luxury hotels and residences, is the developer, with ISG World leading sales. Completion is targeted for late 2029, which is a long hold. The desk at Miami Dossier holds what delivery record exists and shares it plainly, including where it is thinner than a buyer might assume.

What the desk at Miami Dossier can send on Kempinski Design District

The current floor plans by tower and line, the current release and the deposit schedule, obtained directly from the sales team on request, together with our own floor plan analysis and an honest comparison against the Fouquet's project a few blocks away and against the Edgewater bayfront towers. None of it is published here because it changes. Ask for it and it arrives from the desk at Miami Dossier the same day, usually by WhatsApp, with our opinion attached, whether that opinion is Kempinski or another building.

The questions around the building

Most of the people who ask the desk at Miami Dossier about Kempinski Residences Miami Design District are not only choosing a building. They are moving to Miami from New York, California, London, Bogotá, Mexico City or São Paulo, or adding a Miami position to a portfolio held elsewhere, and the building question sits inside a larger one: how to buy new construction in Miami, how to hold it, and what changes when you do.

The desk keeps short notes on the parts that come up every week: how buying preconstruction in Miami actually works, what a normal deposit schedule looks like, whether you need to be in Miami to buy, whether a foreign buyer can get a mortgage, what taxes a foreign buyer pays on a Miami condo, and the Florida state income tax question for anyone relocating from a high-tax state. For buyers arriving from a specific market there are notes for Bogotá, Mexico City and London, and a broader one on why so many wealthy families are moving to Miami.

Read the ones that apply, then bring the rest to the desk at Miami Dossier. It usually takes one conversation to see how Kempinski Residences Miami Design District fits the move, or whether another building fits it better.

A Note on Advice

This note is general information for people considering Miami, written by a real estate desk, not by a law or accounting firm. Nothing here is legal, tax, immigration or investment advice, and it is not a substitute for advice on your own circumstances. Rules change, treaties differ by country, and the right answer for one family is the wrong answer for another.

Speak with your own attorney and CPA before you commit to anything. If you do not have one who works with international buyers in Florida, the desk is glad to recommend an attorney, a CPA or an adviser suited to your situation, and to sit in the first conversation so that nothing is lost in translation.

The Desk

Everything in this note has a solution.

Structure, financing, currency, timing, the right building and the right line: the desk works through these questions with international buyers every week, and the answer is nearly always that it can be done, in order, without surprises. If Miami is on your mind, as a home or as an allocation, we would be glad to share what we are seeing, privately, and to start with the question this note did not answer.
