A hotel name on a tower can mean three different things: a hotel underneath you, a brand managing the building without any hotel, or a restaurant group running the house. The name is the same size on every brochure. The purchase is not.
This page compares and explains. Whether a building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Every brochure leads with the name. The desk leads with one question: is there a hotel operation inside the building, with guests, a front desk and rental inventory, or does the brand manage a building of owners? The answer decides what you share, what you can rent, and what the association budget carries.
Same name, different building. Sort by the hotel, not by the logo.
Delano Residences & Hotel Miami, downtown: hotel and residences in one tower of about ninety storeys, roughly 421 residences above the hotel, the Delano name under licence with Ennismore and Accor as project team, an observation deck at about 850 feet.
Waldorf Astoria Residences Miami, downtown: a hundred storey tower with hotel guestrooms and suites and about 360 branded residences, managed by Hilton under licence of the Waldorf Astoria name, Peacock Alley at the base.
Anantara Residences Miami, Edgewater: roughly fifty hotel suites on the first floors, resort residences above them that owners may place in the hotel’s inventory, and private residences at the top with their own amenity floor. Anantara, part of Minor Hotels, runs it.
Ocean Terrace, North Beach: a 42 key boutique hotel in a restored Art Deco building, about 52 residences in a twenty storey tower, about 24 resort residences furnished by RAMSA, a private members’ club with spa.
The Shoreclub Private Collection, Miami Beach: Auberge Resorts Collection on about three oceanfront acres behind the landmarked Cromwell House facade, about 49 homes across three forms, an Auberge spa and a beach club.
Kempinski Residences, Design District: no hotel on the site; Kempinski manages the building under licence and the eighteen guest suites are sold to residents for their own visitors.
The St. Regis Residences Sunny Isles Beach: entirely private residential, no hotel on the property and no transient use, managed by The St. Regis Hotel Company, with the opportunity to take part in Marriott International’s Luxury Residences Hotel Reservation Service.
619 Brickell by Nobu: Nobu under licence to the developer, a resident Nobu cafe and a resident only wellness floor, about 300 homes across 75 storeys by Foster + Partners. A restaurant name applied to a residential tower.
Villa Miami, Edgewater: the Villa name under licence from Major Food Group, which programs and services the building; an MFG restaurant with private dining for residents; the restaurant, dock and helipad sit in commercial components. A restaurant group running a house of about seventy half floor and full floor homes.
The licence: who holds the name, for how long, and what happens to the building if it ends. The rental rules: whether a hotel program exists and what it requires of an owner. The association budget: what the brand’s management costs and how the fee is set. The shared spaces: which amenities belong to residents alone. The desk reads all four with buyers before anyone signs.

Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For a branded building that means the licence and the rental rules before the brochure. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
The Miami Dossier team works for the buyer, not the developer. Every agent on Samuel Strauch’s team represents buyers in Miami pre-construction.
