The estate manager asks a different set of questions from the buyer: not what the building promises, but how it runs. Here is the frame for Banyan Tree Residences.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Banyan Tree Residences is at 400 Hibiscus Street, West Palm Beach, FL 33401; downtown, moments from the Intracoastal Waterway, near Worth Avenue, CityPlace and Royal Poinciana Plaza. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison. This page is the estate manager’s reading of it, as a framework to verify, never as a finding.
The record, in the developer’s words: Development: 400 Hibiscus Acquisitions, LLC; presented as Mast Capital and Curated JCZM Development. Brand: Banyan Tree (Banyan Group); owners join The Sanctuary Club with priority access and preferred rates across more than 100 Banyan Group properties in more than 20 countries; a dedicated 24-hour host and service team trained in Banyan Tree hospitality. Architecture: OMA (architecture); Yabu Pushelberg (interiors); Enea Landscape Architecture. Position: 400 Hibiscus Street, West Palm Beach, FL 33401; downtown, moments from the Intracoastal Waterway, near Worth Avenue, CityPlace and Royal Poinciana Plaza.
Compare as you read: Alba Palm Beach and Edgeworth answer the same questions differently, and the desk holds the documents for all three.
The questions: is there a resident notification system, who operates it, what does it cover (fire, storm, power, water), and is it tested. The answers sit with the manager and in the emergency plan, which an operator-level audit asks to see.
Banyan Tree Residences is 88 private residences plus a penthouse collection: one- to four-bedroom corner residences with wraparound terraces, 10-foot ceilings, floor-to-ceiling impact glass, direct elevator entry in most; Yabu Pushelberg kitchens with Sub-Zero and Wolf; primary baths with rain shower and sculptural freestanding tubs. Ask how many elevators serve the residential floors, which are on emergency power, what the refuge plan is for residents who cannot use stairs, and how service and resident traffic are separated.
Published amenities: A full floor of wellness and spa: reflection and meditation garden, treatment rooms, rainforest showers, hammam, steam, sauna, soaking baths, cold plunge, cryotherapy, meditation dome, ice fountain; signature pool and cabanas; juice bar; garden bar and lounge; open-air cinema; golf simulator; speakeasy; rooftop amenity deck; children’s discovery garden; pet retreat; putting green. The operational questions are staffing levels, hours, booking rules, and which costs sit in the association budget against which sit in a separate club or program fee.
Banyan Tree (Banyan Group); owners join The Sanctuary Club with priority access and preferred rates across more than 100 Banyan Group properties in more than 20 countries; a dedicated 24-hour host and service team trained in Banyan Tree hospitality. For any branded building the licence has a term, a fee, conditions of termination and a mechanism for replacing the operator. An operational audit reads that agreement, or asks why it cannot be read yet.
Same name, different building. Audit the operator, not the logo.
One page per system: life safety, vertical transport, amenities, brand and management, building envelope and warranties. For each: the document that answers it, the person who signs it, the date it was last tested. The desk builds the frame; the answers come from the developer and the manager; conclusions belong to the buyer and their advisers.

A private report on the Miami market, sent when there is something worth knowing. No noise, no listings, no pressure.
Received. A note from the desk is on its way. If it has not arrived within a few minutes, please check your spam folder and mark it as not spam, so we can reach you.
We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For an estate manager that means the operator and the plan before the amenity list. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
