The Note
30 August 2026

This is the reference note. It is the building described plainly, as planned, with the figures we can attribute to the developer's published material and the public record, given in ranges where sources differ, and with construction status stated as a fact alongside the others. The desk at Miami Dossier keeps it current. A companion note on the practical decisions is linked at the end.

The avenue

The 800 block of Brickell Avenue is the centre of the financial district, between the Miami River to the north and the residential run of the avenue to the south, a few minutes on foot from Brickell City Centre, Mary Brickell Village and the Metromover.

The site

888 Brickell Avenue, acquired by JDS Development Group in 2023. The existing building on the site was to be demolished; a demolition permit filing was reported in 2024.

The status

Miami-Dade approved the tower in June 2024. As of the public record in summer 2026: no vertical construction reported; construction financing not reported as closed; the developer described in reporting as still securing debt; a lawsuit by the project's former sales brokerage over fees reported in May 2026. Published delivery estimates have ranged from 2027 to 2029. The desk at Miami Dossier confirms the current status on request.

The planned tower

Ninety storeys and 1,049 feet, which would be the tallest building in Miami. Designed by Studio Sofield with ODP Architecture and Design as architect of record. A facade of ivory travertine, white stucco and matte black steel, with a gold band at the base and a golden sculpture at the crown. Landscape credited to Terrain.

The residences

Roughly 250 to 259 residences, the two figures appearing in filings and reporting respectively. One to four bedrooms in Suite and Room, Duplex and Penthouse collections, reported between roughly 2,100 and 9,800 square feet. Interiors by Dolce&Gabbana, delivered fully furnished by Dolce&Gabbana Casa. Ceilings up to roughly 11 feet, Sub-Zero and Wolf appliances, private or semi-private keyed elevator access.

The hotel programme

The tower is planned as a hybrid of residences and a hotel, with a professionally managed programme into which an owner may place part of a suite-and-room residence. The hotel operator had not been publicly named in the material reviewed.

The amenities as published

A lap pool, a resident lounge, a theatre, a billiards room, a children's room, creative workspaces, an indoor padel court, a fitness centre, a spa with hot and cold plunges and treatment, a salon, a tailor and a yoga studio. Club, food and beverage spaces credited to Ken Fulk. Roughly 50,000 square feet of commercial and dining space at the base.

The developer

JDS Development Group, New York, developer of 111 West 57th Street and other Manhattan towers, with GV Development credited as a partner in some material. In Miami, JDS is also the developer of the stalled Mercedes-Benz Places project, in foreclosure litigation as of mid-2026 with a recapitalisation reported under negotiation.

Where these facts come from

This note is compiled from the developer's published material for 888 Brickell by Dolce&Gabbana, the public construction record and the reporting around it, cross-referenced so that no figure rests on a single source. Where sources differ the note gives a range rather than a number. The desk at Miami Dossier obtains the current floor plans, release and deposit schedule directly on request and reads them with buyers; anything material should be confirmed against the developer's own documents. We do not represent the developer and we hold no position in the building.

The questions around the building

Most of the people who ask the desk at Miami Dossier about 888 Brickell by Dolce&Gabbana are not only choosing a building. They are moving to Miami from New York, California, London, Bogotá, Mexico City or São Paulo, or adding a Miami position to a portfolio held elsewhere, and the building question sits inside a larger one: how to buy new construction in Miami, how to hold it, and what changes when you do.

The desk keeps short notes on the parts that come up every week: how buying preconstruction in Miami actually works, what a normal deposit schedule looks like, whether you need to be in Miami to buy, whether a foreign buyer can get a mortgage, what taxes a foreign buyer pays on a Miami condo, and the Florida state income tax question for anyone relocating from a high-tax state. For buyers arriving from a specific market there are notes for Bogotá, Mexico City and London, and a broader one on why so many wealthy families are moving to Miami.

Read the ones that apply, then bring the rest to the desk at Miami Dossier. It usually takes one conversation to see how 888 Brickell by Dolce&Gabbana fits the move, or whether another building fits it better.

A Note on Advice

This note is general information for people considering Miami, written by a real estate desk, not by a law or accounting firm. Nothing here is legal, tax, immigration or investment advice, and it is not a substitute for advice on your own circumstances. Rules change, treaties differ by country, and the right answer for one family is the wrong answer for another.

Speak with your own attorney and CPA before you commit to anything. If you do not have one who works with international buyers in Florida, the desk is glad to recommend an attorney, a CPA or an adviser suited to your situation, and to sit in the first conversation so that nothing is lost in translation.

The Desk

Everything in this note has a solution.

Structure, financing, currency, timing, the right building and the right line: the desk works through these questions with international buyers every week, and the answer is nearly always that it can be done, in order, without surprises. If Miami is on your mind, as a home or as an allocation, we would be glad to share what we are seeing, privately, and to start with the question this note did not answer.
