South Beach is the most recognised address in Miami and the most misread. The mile between Fifth Street and Lincoln Road is not the same neighbourhood as the blocks north of Twentieth, and Sunset Harbour on the bay side is a third thing again. Two tier-one buildings sit here and they are on opposite sides of that divide.

The three South Beaches

South of Lincoln Road is the tourist and nightlife core. It is loud, it is busy, and it is why South Beach is famous. Very few people in this tier want to live in it, and the ones who do know exactly why.

North of Lincoln up to roughly Twenty-Third is quieter, residential in character, and where the oceanfront buildings that serious buyers want tend to sit. The beach here is the same beach and the street is a different world.

Sunset Harbour is on the bay side: low-rise, walkable, boat-oriented, with the best everyday food and grocery in South Beach and no tourist traffic at all. It is where a lot of people who live in South Beach actually spend their week.

The right question is not whether South Beach is loud. It is what is within two blocks of the specific building, in which direction, and what happens there on a Friday at eleven at night. The Shore Club Private Collection if you want the ocean, very few neighbours and architecture with a long memory. It is the more singular of the two and the harder to replace.

The Ritz-Carlton Residences South Beach if you want to live in South Beach rather than visit it: bay side, walkable, boat access, everyday shops, and an operator's service. The people who choose this are usually the ones who have already spent a season on the beach and know what they actually use.

And there is a real case for neither. Mid-Beach gives you the same ocean with materially less noise and a shorter list of things happening two blocks away, which is why a lot of South Beach buyers end up at Fifty-Third Street instead. If the appeal is the scene, you can visit it from anywhere on the island and go home somewhere quiet.
