What it does not yet have is the restaurant and retail depth of Mid-Beach or Surfside. That is arriving and it is not here. North Beach is a timing decision, and it should be made as one

Ocean Terrace if you want Miami Beach oceanfront and you are genuinely comfortable that the neighbourhood around it is still being assembled. That is the whole trade and it is a reasonable one to take.

And if being early does not appeal, Surfside is immediately north and already has the walkable main street and the settled community that North Beach is still building.
