For the buyer who checks the sponsor before the finishes, and wants to know exactly where to look.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
The Ritz-Carlton Residences, South Beach is being developed by Sobe Sky Development, LLC, with Flag Luxury Group, at 1671 Collins Avenue in South Beach. Sales and marketing are handled by Douglas Elliman Development Marketing. The brand is licensed: the residences are not owned, developed, or sold by The Ritz-Carlton Hotel Company. The serious buyer does not evaluate this from a brochure. The buyer pulls the offering documents, checks what the sponsor has delivered and on what timeline, confirms the construction status against the 2027 delivery target, and has Florida condominium counsel verify the rest. Here is how that verification works, step by step.
From the census record and the developer's factsheet, the confirmed team:
Developer: Sobe Sky Development, LLC, with Flag Luxury Group.
Architecture: Kobi Karp Architecture and Interior Design Inc.
Interiors: Studio Munge, led by design director Alessandro Munge.
Landscaping: Naturalficial, the Miami practice.
Culinary programming: Michelin-starred chef José Andrés.
Project: 30 beach houses across 15 stories, one-bedroom to five-bedroom layouts, delivery planned for 2027, sales launched February 2025.
Brand: the Ritz-Carlton marks used under license by Sobe Sky Development, LLC.
That is the starting file. Everything below is how a buyer builds on it.
Marble, appliances, and ceiling heights are in the factsheet. Delivery is not. In pre-construction, the sponsor is the product: the entity that holds the permits, signs the construction contracts, funds the escrow, and turns over the building to the association.
So the diligence question is not whether the design team is credible. Kobi Karp and Studio Munge are established names with public portfolios. The question is the development entity itself: its capitalization, its delivered record in this market, and its construction progress on this site. Those three items decide whether 2027 is a plan or a promise.
#### 1. Delivered projects, on what timeline
Ask the sales team for the sponsor's delivered residential projects in South Florida, then verify independently. County property appraiser records show ownership and completion dates. Building permits show who pulled them. A delivered project is one with a certificate of occupancy and closed units, not one that was announced.
The buyer question is simple: has this sponsor taken a comparable project from launch to turnover, and how did the timeline compare to the original target? Counsel can also run a litigation and lien search on the development entity in Miami-Dade County. A clean record is not a guarantee of anything, but it is the baseline.
#### 2. The entity and its capital structure
Sobe Sky Development, LLC is the development entity named in the materials. The buyer, through counsel, confirms who stands behind that entity, how the project is financed, and what happens to buyer deposits if the project stalls. The purchase agreement's escrow terms answer part of this. The offering documents answer the rest.
#### 3. Construction status against the 2027 target
Pre-construction has stages: site control, entitlements, permits, vertical construction, topping out, turnover. The desk's current file tracks the project's milestone. The buyer asks: which permits are in hand, who is the general contractor, and where does the site stand today relative to a 2027 delivery? A project that has broken ground and a project that has not are different risk profiles, and the buyer prices them differently.
#### 4. The brand license
The factsheet states it directly: The Ritz-Carlton Residences, South Beach are not owned, developed, or sold by The Ritz-Carlton Hotel Company. Sobe Sky Development, LLC uses the Ritz-Carlton marks under a license, which has not confirmed the accuracy of any of the statements in the materials.
The buyer verifies: the license term, what services are conditioned on it, the renewal mechanics, and what changes if the license ends. This is in the offering documents, read by counsel. It is the single most important document question in this purchase, because the brand is central to the building's identity and the license is a contract, not a fact of nature.
#### 5. The sales operation
Douglas Elliman Development Marketing is the exclusive sales and marketing partner, and the alliance with Knight Frank extends the project's reach to international buyers. That matters for the buyer's exit read: a project marketed to a global audience has a wider eventual resale audience. It also means the buyer should confirm that every representation that matters is in the offering documents. The factsheet itself says oral representations cannot be relied upon, and that the offering is made only by the offering documents. Take that line seriously. It is there for a reason.
Architecture by Kobi Karp, interiors by Studio Munge, landscaping by Naturalficial, culinary programming by José Andrés. These are real firms with public bodies of work, and a buyer can review their delivered projects independently. Studio Munge's recent appointments include Edition Residences in Miami Edgewater and hospitality work across North America and the Middle East. Kobi Karp's work is published internationally.
The desk's position: the design team raises the quality bar of the residences, and it does not substitute for sponsor diligence. Both are checked. Neither is assumed.
Context helps. The Shore Club Private Collection in South Beach is developed by the Witkoff Group with Monroe Capital, a sponsor pair with a long public record of large-scale delivered projects, under the Auberge Resorts Collection flag, with completion expected 2026-2027. The Perigon in Mid-Beach is from Mast Capital and Starwood Capital Group, topped out in March 2026 with more than 75 percent reported sold.
These are different sponsors at different stages, and the comparison is mechanical, not moral. Witkoff and Starwood are institutional-scale sponsors with decades of delivered work. Sobe Sky Development is the named developer on a 30-residence boutique project with a licensed luxury brand. The buyer's question is not who is better. It is what each sponsor's record shows, and whether the pricing and terms reflect the stage each project is at.
Reading the broader South Beach condo landscape keeps the sponsor question in proportion: in this district, branded residences live or die on delivery, and the resale record rewards the ones that delivered on time.
Pull the offering documents and have Florida condominium counsel read them. Verify the sponsor's delivered record through county records and permits, not through marketing. Confirm the current construction milestone against the 2027 delivery target. Confirm the brand license term, renewal, and change mechanics. Confirm that every material representation is in the documents, because oral representations cannot be relied upon. And confirm the escrow, assignment, and closing terms in the purchase agreement. Anything unverified is not a fact.
