It is a river record rather than a city record, and that distinction is the point. Establishing a new high in a submarket says more about the submarket than a marginal new high in an established one would.
The presale nature matters. This buyer committed at a record figure for the location before the building existed, which is a different kind of confidence from buying a finished residence.
Developed by Fortune International Group and KAR Properties. Two residential towers connected by a three storey sky bridge, with a 45,000 square foot cultural component and what is described as the longest continuous private residential dock on the Miami River.
The dock is the substantive differentiator. River frontage with deep water access is a genuinely scarce asset in Miami and it is the reason this site supports a figure the river has not previously seen.
The Faena name carries a specific association in Miami from the Mid-Beach district, and this is a different site, a different developer partnership and a different product. Do not assume the two are equivalent.
The Miami River is a working river. Commercial traffic, boatyards and industrial uses operate along it, and the character varies considerably by stretch. Visit the specific site at a weekday morning rather than assuming a uniform riverfront.
A record sale in a submarket is a thinner data point than a record in an established one, because there is less around it to corroborate. One $30 million trade does not establish that the river supports $30 million residences generally.
Ask what the sky bridge is, structurally and legally. A three storey element connecting two towers raises questions about ownership, maintenance responsibility and cost allocation that are worth answering before closing rather than after.
Buying at the top of a location’s price history means the location has to keep developing in the direction you expect. That can be an excellent position and it is a different one from buying at the middle of an established market.
